Hi all
I am hoping someone may own a block in Wyndham Waters that can tell me the type of slab required - we are in stage 57 so need anyone on that side in stage 55 or 56?
We were told it is possibly H class??

We own a block too in Wyndham Waters. in Stage 59. Land is to be titled in April. Developers/builders said its most probably going to need at least H class slab. In worst case, it is gonna need P class. My builder is going to do soil test in a week of two. We will let you know what slab we will be quoted. We had our survey report done and it seems fine but now waiting on the soil test. I will also let you know once that is done for us!! I was told on Saturday that they are just waiting for the power company to sign off then they will submit to the Titles office - so not long now!! I think our releases are together so it should be around the same time that we hear about dates. Are you building immediately? If so, who with? How about you Lee? Who are you building with? ACtually we may be on the same street, I am on Moorhen Blvd. And I think the northern part of Moorhen Blvd is stage 57? Are you also on Moorhen Blvd or Bristlebird Way? We are hoping to start our build in late April or early May. We are going with a custom builder by the name of Infantino. We designed our own house and he was selected to build by our building broker (who is also an ex builder). We are in Moorhen Blvd too and chances are you would go past our house to get to yours - unless you are way down the end! Keep me updated on your build and good luck! I am very curious to find out what is our street number. I called the sales office and till now, they cant tell me whats the street number. We have asked the same question and have had no response yet. I would have thought that as we are just one from the end of the road that we may be # 3 or # 4 but who knows if they are numbering from my end first. Seems that no one can answer that - but Im sure it will have to be on the title. - won't it? I was told that the developer had not yet submitted to the Lands Titles Office (that was a week ago) as the power company had not signed off. I am hoping that has been done now as I went past on Tuesday and seen they had filled in the dug up area where the problem must have been. Lets hope we are on track for a mid April settlement as planned. To be honest, I am over the waiting. It has been over a year for us. i am at stage 56. title on 20/3/09. my contract stated HD class salb costed $9000ish. but HD class means the front portico and alfresco will possibly be part of the slab as well. if you do concrete afterward it may cost similar , as 5m x 4 m is 20 m2 x $60 = 1200 for alfresco then may be 200 for portico. ( but this all depends if the salb engineer think slab to alfresco and portico is necessary) Re: Slab type in Wyndham Waters 11Apr 17, 2009 3:12 pm Hi there Neighbours ! Am currently building in stage 55 - at tail end of the construction hoping to shift in May our slab was a P class. In terms of site cost I think it was fairly ok around 10-11k . abt $1k was due to building too close to easement at Bk. the cost would depend on how deep the pipe at easement is. less deep the better, if you building closeby !! Also we are going to get rock removal allowance abt 3500 refunded out of site cost - as there were no rocks ! It all depends on your land, fill and the soil test results. They can be very different for blocks side by side too. We are in stage 59 WW. They are still finalising on the site costs but I will expect it around the 9k to 10k mark (since we have no easement on our block). Hope this helps. Our soil test has been completed but we are waiting on the results. It seems that our building broker had them send this directly to the engineer to save time. Now he has to follow up and ask them for this. A little annoyed as we asked him to call the engineer during the week but he was so busy he has not done it yet. I know he is busy so I should not complain but hey - we need to know these things! We heard from our solicitor on Tuesday telling us our block has now titled and settlement is on the 28th April so that is exciting! We are nearly there with the bank now also so with any luck there wont be too much of a delay with the start of the build - maybe some time in May and with even more luck it may be finished before Christmas. Thanks for the update on your slab type - gee it is hit and miss with the types isn't it - one a P then the next H. I hope ours is a H but I can see it is possibly going to be a P. More money!! How exciting you will be in around May - that is about the time we are starting our build. What street are you on? I hope our land will settle within a month (thats what I was told by ANdrew yesterday). I am aiming to start build in July/August. I am not sure if this is possible, considering our contract is still being draft up. and I know that the DA approval process can take some time (at least two weeks? or maybe even a month?) But its good to know that your land will settle on 28th April. Our site is classified as P due to fill (around 1.3m!). However, under the minimum footing recommendation we can still go with a H class slab but with extra steel, deeper bore holes & more concrete: "a waffle footing system suitable to a H site classification (385mm overall depth, 300mm boxes, 85mm slab) may be appropriate for articulated brick veneer dwellings (waffle on piers), 450mm diameter bored piers founded 600mm into the silt clay" Anyways, our builder wants around $9K to design a slab to suit P class site. I am waiting for Compaction Report. I have no idea what does that mean and how much it will cost. Please any one have any idea about the soil classification and costing assosiated with it would be greatly appreciated. Re: Slab type in Wyndham Waters 19Apr 23, 2009 12:24 pm hi all, don't forget to double check with council/powercor/developer for the availability of electricity in your stage. when we settle in stage 56 there were none. but some builder will bear the cost of generator rental for a while before they start to charge you. i know those in Alamanda stage 4 settled in Dec08, electricity available only after Easter09. but someone has told me builder has the responsibilty to check if the site is fully serviced before start, once they started it will be their responsibility. anyone know more about builder's obligation in HIA/MBA contract? I think 10k for your site costs is adequate is this for fixed price?? Mine was also a P class in stage 55 and ours ending up costing around 14,000 but that was because we were building quite close to the easement and they had to do bored piers to overcome the angle of repose..
