Browse Forums Building A New House Re: Building and Eden Brae Memphis28Mk3 41Mar 26, 2009 7:49 am Hi Jochicho, Yes it will be fantastic to finally see some action. I had to give the lawn a quick cut yesterday as the sediment fence guy said he needed unobstructed space around the boundaries and I had to knock over the old Clothes Line so he could erect the protection fence around the tree in the back yard. The power was disconnected yesterday and I saved some plants from the front garden as a last action and that's it, the house is ready to go. No confirmed start date yet. As soon as I get the house down and gone I'll push for a written confirmation. EB have not advised who they will be using to certify. I'll ask them today. I need to call them anyway about a PCV. In my DA approval there is a condition that the garage be increased in width by 290mm and that new drawings need to be submitted prior to the BC being issued. I'm right on the easement and side setback limit meaning the only way to obtain the 290mm is to go into the house eating up more space and inducing a further offset in the house. I'm not cool with that solution so I have instructed EB to contact the council and submit a request to go the other direction and encroach onto the side setback by the required 290mm. Given the proposal to re-zone across the road I reckon I may be in with a shot at getting this through. I agree, EB should have told me about the possibility of the need for an AA well before now. They knew this was going to be a requirement as they even recommended me an AA supplier. BTW, the one they recommended was also the most expen$ive. What's the go there? Anyway, I'm going to pop up the house today and inspect my sediment fence and take a pic. I fully expect the demo guys to trash it but the council were adimant that it must be in-place prior to work commencing. I'll fix it after they are gone so I don't cop a fine. Rgds Leonard. They told us a couple of years ago when we got our tender. Actually, another builder told us, and we mentioned it to EB. The consultant at EB said they already knew it but it shouoldn't be an issue. Hmm.. We increased garage size anyway as we need to have room for stairs (to the house). They should have let you know beforeheand to save you the runaround. I drove by the house this afternoon to see a couple utes out the front and a couple guys in fluro shirts working away. Demo will be complete by Thursday next week. I didn't take any pics as they are only doing the internal strip-out so nothing really to see from the street yet. The construction portion of our Loan got approved during the week and we received the Loan Contract to sign yesterday. EB contacted me today to advise the final drawings have been ordered and to set a date for sit down meeting to go over everything before entering construction phase. I'm pleased it's all starting to move forward. There were quite a few on-lookers stop and have a sticky-beek. Just as the trucks rolled in I saw a guy in a ute stop on the other side of the road and take a picture on his phone and then take off. NFI who he was. My neigbour-to-be behind us came out and moved his car but did not say hello. I think he rents so I don't think he actually knew what was going on. Another resident 2 doors down came out to show her little boy the Big Loud Tonka Toy and she came over and said hello and wished us well in our build which I thought was very nice. Another elderly lady stopped and had a good old look and then moved on when I made eye contact. And plenty of kids on push bikes.
