We are thinking of building our first house, with a H&L package in Point Cook. After much deliberation, and viewing display homes, reading builder reviews, we've decided that PD look like one of the better builders, I like the standard inclusions with DFH, but PD has a better design for us, the Paddington 23. http://www.porterdavis.com.au/content/H ... gton23.pdf The house alone comes in at 158,400, but we have a list of extras, some absolutely essential, others just desirable, I'd really appreciate it if someone could give me a clue how much (roughly) these extras would cost us, maybe someones built a Paddington and had some of these extras put in. Essential: Alfresco area north of family room on plan Deadlocks on all external doors Extra Powerpoints Internal door from hallway to garage Desirable: Wooden / Laminate flooring in living areas Downlights in living areas & study (dimmable) Air conditioning Outdoor powerpoints (dont know why, just seems like it might be a good idea) Bifold doors to alfresco Stone benchtop in kitchen I think we're going to make an appointment to speak to someone from PD this weekend anyway, but its only tuesday, and we're getting excited, so I'd love some input on this if anyone has any advice, ideas or suggestions please? Some will be approximate, depending on exactly what you choose.
We built with PD Prestige, and I think the pricing differs a bit between the different subsidiaries, but this might give you a rough idea. Our contract was signed in Oct 07 too, so price rises may affect some items. Alfresco area north of family room on plan - can't help with this one, our house has an al fresco room. Deadlocks on all external doors We paid $60 each for deadlocks. Extra Powerpoints - ours were only about $5. Mond you, we added a lot! Internal door from hallway to garage - mmm, got this as part of our house design. Their promo at the time priced it at $394 (normal cost) Desirable: Wooden / Laminate flooring in living areas We did our own, got a pretty good deal: 100 sq metres for $4000. Downlights in living areas & study (dimmable) - We added a lot of downlights and quite a bit of other stuff, and spent $6000 on electricals... Only one dimmer, and I really can't recall how much that was. Sorry, not much help on this. Don't panic, our house is 35 squares, and we put in a few expensive things. Air conditioning - $5657 (that's ducted to 9 points and the biggest Brivis unit available) Outdoor powerpoints (dont know why, just seems like it might be a good idea) EXCELLENT idea! Can't remember what they cost though. Wasn't a break-the-bank item, that's for sure. Bifold doors to alfresco Are you sitting down? One 3-leaf 2340H x 2400W stained timber bifold @ $4197 and one 4-leaf 2100H x 3000W @ $3952 Stone benchtop in kitchen We got this as part of a promotion, but the quoted standard price was $3500. That was with a 20mm thick edge and chosen from category 1 colours. We upgraded to a 40mm edge, but stuck to the Cat 1 colours, which we were quite happy with. Hope that helps you a bit. I cannot give you anything specific on prices unfortunately as I don't know about them just yet. I see with DFH you get a clothesline, mailbox and fencing included, any ideas what these should set us back should we go with PD? I am a DIY novice, but Im going to have to learn how to do stuff sometime, so maybe I would be able to figure out how to concrete in a clothesline and mail box, wouldnt know about the fencing. Are PD a bit more efficent then most of the other Melbourne builders? It would seem so going by productreview.com.au? Letterbox again depends on the type - simple cast concrete ones are around the $200 mark, but you can buy cheaper metal ones. Have a look at Bunnings and some garden centres to see what you like. Fencing, no idea....we got ours included in our land purchase. Do a search here on the forum though, there are lots of threads on fencing.
External powerpoints are convenient if you're ever going to do any DIY and need to use power tools. Otherwise, you'll need to run a LONG extension cord from the garage.... Also, just for a few ideas, you might want: Garden lighting Water feature with pump Rotisserie for a BBQ (we have one and LOVE it) Bug zapper Somewhere to plug in extra lighting, music equipment....whatever. We had a great deck at the back of our old house, but no power. We often had to run an extension cord out the laundry window. Not classy at all.... Last weekend we asked a couple of questions about changes we wanted to our design and these are some of the costs quoted for us: Alfresco (option 4 in the glossy brochure) is $4,930 Sliding door to pantry $434 Internal access door from garage $456 3m of overhead cupboards to the kitchen $2,300 (includes additional tiling) Increase height of ceilings to 8.5 foot ceilings $3,718 Tiling to the family and meals (kitchen tiles included in current promo) $2,000. Some of these we're not going ahead with and I'm not sure how accurate the tiling estimate is as $2K seems amazingly cheap seeing the horror stories about PD and their flooring costs on here Hope that helps...Keep us updated on your progress, you and I may be going through this at a similar pace so it would be great to see how our experiences compare... Re: Has anyone built a Paddington 23 with PD? need advice please 8Jan 20, 2009 9:08 pm thanks kek, i can see the benefit of having a powerpoint on the deck, even just for a stereo or laptop power even, i would love to wire up a sound system throughout the house, but we're going to be operating on a shoestring budget, so maybe save that for the next house we graduate to down the track.
and thanks for your help with the prices thatgirlcal, my list is coming on nicely, so far ive managed to roughly price everything except the outdoor powepoints and the downlights, and if i was to go with everything ive listed above (bar those two), i'd be at 15000, with added ceiling height, 18000. is this normal for people when buying H&L? also you might be a fair bit ahead of us thatgirlcal, we havent even tried to get any finance approved yet, an d we have no deposit, so we really are in the infant stages of it all, but would like to get in before they screw around with the grants in june. Based on our base home price and doing everything I've previously mentioned (bar the ceilings) we're up around the $177K mark, we are hoping to keep the home cost at $200K. We're hoping that will be possible based on the promo that PD has at the moment. A lot of the stuff we would have wanted to upgrade is in the current promo so fingers crossed this helps us out. Good luck with it all. I've found PD very approachable so far so it definitely wouldn't hurt to have a chat to them to see where you're at and what your wish list may amount to. We just booked a quick appt with him on Sat and he gave us a quote on the spot (obviously a broad quote), still pretty useful. We have a house in Doreen. We had laminate flooring and did it after handover, much cheaper that way, We also had a couple of external power points put in, they have come in handy for Christmas lights etc.... I'd love to see your house! =) Re: Has anyone built a Paddington 23 with PD? need advice please 17Jan 21, 2009 5:11 pm JoBen no no blog, yes we did get creditied minus the promo our tile were $$$$$$ though so a bout 3k. we still got tiles in the laundry ,bath etc wer are so in love with our house - it's the best and we changed it a fair bit, smaller house better inside that is the option we chose heaps of downlights etc I hope we love our house as much as you love yours! We did ask PD about getting a credit for the dishwasher that was part of the promo and they said they didn't offer a credit. I just assumed that would be the same for any of the items in the promo.
