I am very new to the whole process of building. My husband and I are in the very early stages and im already confused. We have signed up with NBG. We signed the contract June last year, and waited for our land to settle, it finally did mid January. The soil test and variations were done. We were just told to sign the preliminary drawings and return them in order for the final drawings to be put together with the variations. I was told that it may take 3 to 6 weeks, is this normal? it sounded quite long to me, so i just wanted to make sure. My question to you all is, what else needs to be done before the building finally commences? When do they usually gain the building permit and council approval etc? Whats made me confused is that my parents are building with AV jennings and the paperwork process has been quite different to ours. According to them final drawings, council approval along with the final contract will be ready this week. Does the building contract usually have the final drawings or the preliminary drawings. In other words does the final contract need to be signed before final drawings can be done, or not necassarily? how long did take you to finalise paperwork and commence building from them time of the contract signing? thank you all, any input would be most helpful and appreciated. Re: how long until building actually commences 3Jan 19, 2009 4:56 pm Started the process with Coral Homes in April, contracts where done in May, final variations where done in Early August, Construction started end of September 08. This is the second house that I have built and this timeline is about the same as with the previous builder, hope this helps you. Re: how long until building actually commences 4Jan 19, 2009 6:21 pm It can really vary between builders, and a lot of different factors will affect how long it takes. We signed contracts in October 07, our land settled in November, and we were booked for a January start. But then there was a hold up with the building permit, so construction began in February.
We got a set of contract drawings when we signed the contract, and then after some minor post-contract variations and final checks, we were sent the construction drawings to approve and sign. If you're lucky, everything will go smoothly from now on. Fingers crossed. Re: how long until building actually commences 5Jan 19, 2009 7:08 pm We signed the contract 4th August 08 (prelim drawings), demo'd the house in October (completed on 18th), soil test and survey were done straight away, Council approval by the 18th November, but it took Henley until 5th December to send our final drawings and a contract variation. The plans then went back and forth for over 2 weeks until they sorted them out correctly. Waaay too late to start before Christmas, and we were assured it would be between 4 - 6 weeks after demo we would get a site start. It is now coming up to week 15, or 100 days since demo was completed, and we still don't have a site start date. Granted Christmas got in the way, but by now we should have had at least a slab. it was about 9 weeks from demo until Christmas, so that is still 3 weeks over what they 'suggested'.
I've had no delays other than their apalling customer service (I have no trouble in saying that, as they completely admitted fault, and those were the exact words they used.). we finally got contract end of june 07 they finally started nov 07 they finished april 08 finished building 40 square home on 5 acres with perry homes.working on the landscaping just finished pool deck with ://forum.homeone.com.au/viewtopic.php?f=31&t=2217 Re: how long until building actually commences 7Jan 19, 2009 10:37 pm Signed with NBG in Nov07, paperwork ready about March/April08, Construction commenced in August 08. We didn't have to wait for land to settle/title either. I was really ** by the time they started, but since they have it's gone along pretty smoothly. Just make sure you stay on top of them in the meantime.
BTW, where are you building, which house, and have they assigned your builder yet? I was told i should be prepared for a long process, but i certainly didn't expect things to move this slowly! i think whats made me even more impatient is the fact that i was waiting for my land to settle from January last year, so one full of year waiting. Been living with my parents (along with my husband and 15month old son) that whole time and things are getting pretty tight, just the thought of having our own space feels like a dream at the moment, so im really anxious to get started.
Mel&Em - We're building in Deer Park, the Ellington with some modifications and have been assigned Rikbuilt as our builder. I have been following the progress of your build, looks good, most of the waiting almost over for you now hopefully I think this forum definitely eases alot of the frustration with the ability to share ones experience and learn from others and know that you're not the only going through it all. I too am building with NBG, and it has been a long process in comparison to others but i think it depends on the variations you do. With mine, after the land was settled and everything, there's the prelims - then taking them to developer, then sign prelims, finals drawn up, sign finals, then take to developer to approve, then council to approve, then start. What I noticed about the final plans is how much detail is in them. So this might be what takes so long. Also remember that NBG aren't the builders. They contract out the building to smaller builders, so I guess they have to make sure all the paperwork is right before they hand them over to a third party.
