Browse Forums Building A New House 1 Jan 19, 2009 3:46 pm Fixing stage was completed on our house last week so we went to have a peek on the weekend. A progress payment is also due so we've arranged a visit to our house with our site supervisor tomorrow morning to make sure all work for this stage is complete.
Should bathroom basins and downpipes already be installed when "fixing" is complete? And should bricks be cleaned already (there are mortar bits and it still looks messy). If these things are supposed to be done already then would it be reasonable to withhold payment until they're done? I will ask the site supervisor tomorrow but wanted others opinions also. If you go into your 24/7 with PD and hover your mouse over fixing a description should be there of what should happen within that stage. Happy at Home Re: PD fixing stage 3Jan 19, 2009 6:12 pm Your paperwork (and the 24/7 site as Toni already said) should set out the basics for what to expect at each stage, but there can be variations, depending on which trades are available when.
From memory, fixing stage includes plaster and cabinets, and should also include skirtings and architraves. Bench tops won't be included yet if you're getting stone, so that would delay installation of basins. And I seem to remember that our downpipes were done before this, but the drains were added much later - we just had downpipes going nowhere... We had no shower head in our ensuite till a couple of days before handover, as the supplier was out of stock - maybe your basins are on order but haven't arrived yet? Brick cleaning probably should have been done by now. Again, it may be that the guys aren't available, but ask your supervisor. Take a list and point out the things that you're not sure about and just ask at what stage you can expect them to be done. If work isn't completed as per your contract, you have every right to delay the progress payment, but it may just be that a few things are being done out of order for some reason. Thanks for much mate. I see that you do cabinets before flooring. For timber flooring, for most parts it's fine because it's got base plates, and for door jabs you can… 7 11561 I'll look into different shower heads and ask the plumber about some engineering and see what he says.
