ive been on here reading for quite a while, must admit its the missus that got me hooked on this website. Anyways, we are building - or maybe building with one of the big builders, however when you sit down and add up all the extras, you seem to somehow add another 50k to a house without blinking a eye... Just want some confirmation that what we are selcting as extra's cant be done after the house is built and for in fact cheaper. So here are some of the extras we selected *Extra Single Car Garage option with Drive through - approx 11k *Ducted Vacuuming - approx $1600 *Mini Courtyard Alfresco extension -3 X 3 metres or so - adding another 2 metres outwards $3700 *Grand Alfresco option, this pretty much makes the house, but anyways - $11500 *Floor Coverings Package $3000 - however although we found the carpet we like in category one - the tiles we like will be category 4 so we have no idea on the price difference All opinions welcome - and possible options of what we can do after the house is built to add these features should we remove them. The only thing we are worried about is maybe bricks not matching, or it looking tacky. This is our first home and want it to look the par. I'm going by the theme that what ever we can't reasonably or structurally do after handover we will do at build time. Obviously there is the stumble over the sometimes hefty additional costs but you will be happy you have done it then. Things like the alfresco, coutyard and extra garage extension if you can afford do it now. It's funny sometimes we look at say the extra $11k etc now but in 12 months time when you are living in, you forget about the intial outlay and thank yourself for actually doing it then. If you can afford it I would do the garage extension now - we aren't as it make the house too wide so we are building a big 9m x 5m shed out he back as we have side access being a corner block for less than the garage extension. I agree with what nathan said do all structural things now and what can be done later do it later! We have also decided to put our own alfresco on at a later date and we don't want it where the builder options it and they won't put it where we want it! By any chance is it a PD house just loooking at the floor coverings package??? Our floor coverings quote has come in at $7000 - going for mid range porcelain tiles and top of the range carpet (not through the builder). And would agree it makes the house. We decided not to increase the courtyard but the Alfresco was a must as without it I would not build this house. [/quote] I am building with PD. The same with me. Happy with category 1 carpet, but will go for more expensive tiles. If I can start again I would have added alfresco and pay extra for concrete slab (currently M). PM me your email.
