Also electricals, outside points, downlights (not cheap!) extra TV and Telephone and power pts (about $50 each!), also locks whether it be to a bathroom or in our case external garage door etc.
Of course, then that just leaves upgrades that you may want things like air-conditioning, dishwasher, electrical garage door, driveway, stonetop benches, higher ceilings etc! Re: standard specs - PLS HELP 3Jan 19, 2009 8:26 am Just a few things that might matter to you:
- Does your dishwasher provision include plumbing connections and power point? Sometimes they don't.... - Natural mortar is grey. If that works for you, great, but if not, you should be able to upgrade to a different colour for a few hundred dollars. Somepeople care about mortar, some don't. - Acrylic sinks tend to scratch. I prefer stainless steel in the laundry. Again, it's a personal preference. - Depending on how big your house and block are, you might want an extra external tap. As to whether you need to add anything else, it's entirely up to you. The options are limitless: rainwater tank, extra lights, feature lights, extra power points, upgrades to tiles, taps, handles and so on, greywater diversion system, extra kitchen cupboards, paving, air conditioning..... - Privacy locks to bathroom/WC - Exhaust fan to laundry/toilet - Hot water system – Is 135 litre is enough? A lot of people in the forum upgrade it to 175 or larger capacity due to family size - Walk In Robe: One white melamine shelf with hanging rail, is this enough? I have added additional rail just to hang more clothes - Pantry/Linen: Four white melamine shelves, is this enough? I upgraded to have a higher pantry door so that I can have 5 shelves instead of 4, it is always good to have extra space in kitchen - Electrical – this has to plan very carefully:- External powerpoint and light point, how many and its position.. If I was a builder and tried to maximise my profit (and didn't care about the customer), I could probably buy all these items from an unbranded manufacturer for about one-third of a name brand. Just like you can go to Woolworths and buy a $99 colour TV that comes from Sonic or some other unheard of name. Try buyiong a $99 Sony TV. I agree definately with extra powerpoints. This is a must. And lock on WC One thing i've noticed is that you have heating, but not cooling. Is this actually both? This way you can go look at it and see if it's acceptable to you. Can't see why the builder would not tell you exactly what they intend to use. Think wisely about storage too! What is the configuration with the kitchen cabnets? Can you add pot drawers? Can you build in the laundry trough into a cupbord with a bench for extra storage? Do you like the look of infils above the windows, or can you upgrade to have brick instead (can be expensive). Are eaves standard...if you want/like them? Do you want flush internal doors, or something panelled? What about stone benches in the kitchen? Are the skirtings and arches big enough or can you upgrade these? ...and the list goes on! There are so many different upgrades you could choose if you wanted to. It all depends what you like (it's going to be your home), and what you think is important in the look and practicallity of your home! We ended up spending almost $75K on upgrades including grand alfresco, stone benches to bathrooms, 2 pac kitchen, extra storage in laundry and many, many powerpoints and low voltage downlights. You also need to think what is easier to do NOW, rather than later! Definitely structural changes need to be thought about now (choice of bricks, windows, roof tiles, extra rooms, electrical layout, alfresco etc), but other things can be added in later and possibly cheaper (but more inconvenient!). Have fun choosing all your options and making your home something you can be proud of. That, believe me is the easy part...and we haven't even started yet! Henley - Wilshire Mk 3 ...
