Browse Forums Building A New House 1 Jan 17, 2009 3:48 pm My partner went into the display home to ask them a question and the sales guy thats been dealing with us was asking how the sale of the car was going (we need to sell a car for our deposit) and we let him know we were only getting offers $5,000 less then the asking price and $3,000 less then what we would take.
He said we should take the offer now because the prices will be going up really soon and it'd be more beneficial to take the lower price then to have to deal with higher costs. I emailed him later that day asking him when they were going up.. but he never replied. I'm just wondering if he's just trying a bit of a sales ploy to get us signed up sooner or if the prices really will be going up soon? Is there any way i can find out? They only just went up over the new year - $1,000 on the house I am building. It is a sales ploy, as the sales reps really know nothing about the decision process that goes into deciding the prices from what I can tell. They can always tell you the prices will go up (well duh) but they never know exactly when or how much. One thing that can be certain is that prices will rise over time. They did add extra inclusions such as caesaerstone and flickmixers to all taps and dishwasher.. but didn't equal an extra 16k in value. But then they also took away standard items and made them upgrades.. For example we could choose levers as standard for doors, now they are extra. Also you had a choose of 4 panel, flush or a single panel door for internal doors.. Now you only have flush and standard and have to pay extra if you wanted four panel like what we chose. Anyway it made me not mind about missing out on the extra 14k as much (FHOG boost) and I didn't really care about caesarstone, and I want to buy a bosch dishwasher (whereas their new inclusion one is westinghose). Can I ask which PD sales person you have been dealing with? Because if it's the same one that we have been dealing with, I consider him to be very honest. I can't speak for the others though. We signed up in April '08...since then the base price has gone up $8,000. We weren't ready to build straight away as our land wasn't released, so they gave us a "price cap" for a Dec. '08 site start. They charged us an extra $5,500 and it worked like this..." If the price goes up by more than $5,500, then ony $5,500 will be charged to these clients. If the price goes up by less than $5,500, then only the advertised price will be charged to these clients. So I guess we roughly ( minus $2,500 ) paid for it anyway, even though we locked in early. The other thing we did was to sign up and pay the initial $600 ( that's what it was at the time, not sure about now ) in April, but we put our Tender appointment off until late July...so we didn't outlay any futher money ( 3% of the price ) until then. They were quite happy for us to do that, so that may help you if you aren't ready to hand over any deposit just yet. They also pulled the " this promo is the best I've ever seen and it won't be around for long, so I'd sign up quick if I were you" stunt with us. At the time there was an optional upgrade package available..." Get $27,000 worth of extras...yada,yada,yada....and pay only $4,000! Well he was right ( more fool us! )...the package wasn't around for long, it changed 1 month after we signed...get all the same inclusions PLUS some extras....and pay ZERO!!!
