I don't think many people would want a house where two of the three alfresco walls are bedrooms. People get big alfrescos so living areas can access it. I leave you to fend for yourself, figure things out yourself. I would see then if they would consider putting the extra room into the WIR then or making the shower bigger. It is a great plan though!! Good Luck!! I think you are looking at more realistically around 250k.. add about 50% (seems to be what most people have paid above their base price on here) to your base price for a fully finished and landscaped house. I think for 210k you would probably be looking at 25squares max. But you could have a nice 3 bedroom with study/4th bedroom with nice large living areas and fit it in nicely to 25 squares. I opened up the ensuite to match with the same as the Grandview, took out a wall in middle back bedroom and shelved the wardrobe and use it as a toy room. I do wish I had put double doors on front sitting room, as I have turned it into a home theatre room. I also took out the hallway into the garage and have one large pantry with access from garage into this. I also extended the alfresco out to match straight across from the last back bedroom. It has been almost a year and a half I've been in now. Time goes quickly. But still allow you to customise alot..
