Following is my favorite floor plan so far, it's actally from AVJ3nnings ... It's a 26.8sq house with base price at $169K BTW ~ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ My major criteria are: - max privacy for master bedroom (prefer in the back) - master bedroom has nice view to garden and/or Alfresco - Alfresco is accessible to as many area as possible (I will put sliding doors to master bedroom / dining & family) - seperate kids area for bedroom 2, 3 & 4 - seperate study - home theatre room - alfresco (outdoor living) centred design Will this floor plan (given the size) be a bit small for so many livng areas as the builder doesn't have this house on display (new design). If you have seen similar design, could you send me a link, thank you By the way, has anyone got any "positive" or "pleasant" experience with AVJ3nnings? Or maybe I would better off just bring this floor plan and build it with one of the smaller/boutique builders??? Any suggestions? My budget for building + site cost = $210K (need to be fixed and of course that would include carpet/tiles/concrete driveway/high ceiling/other upgrades, etc)! Illoura 36 from PD.... they are the two that spring to mind. Link won't work for M3tricon because of the filter on this forum... but just put the M word in for the stars. BTW, the base price for that house in AVJ3nnings is $169K and it's a 26.8sq house. Re: Any suggestion on this Floor Plan? 4Jan 15, 2009 12:09 pm Ok just my thoughts, which should probably not be taken too seriously as its been 9 months for me and I can't even figure out the shape of my house.
So : I'd switch the linen cupboard so it opened into the laundry. Too many doors opening in such a small space. I like the master bedroom at the back too. The kitchen seems far away from everything. If your standing there cooking you can "hear" the happenings elsewhere but can't participate and no chance of seeing a TV from there. For guests - in order for them to sit down they would have to go through the entire house. Actually you know what - I'd swap the HT with the family room - that'd fix it for me. That way the cook can participate and guests don't have to traverse the house. Also it would make the kitchen lighter because the wall would be removed. It makes Bedroom 2 a bit noiser but then unless you had 3 kids you'd most likely utilise the other bedrooms first. Bedrooms 3 & 4 are a bit small but then the kids area will take care of that. Where would they sit if they visit? The theatre room? I would go with the Grandview as well, changing the living room into a study by bifolds or sliders. With that in mind the AVJ home seems good value. I don't know any others off the top of my head. Oh... what about this one? But it has no study..... Thanks, your points absolutey make sense ~ I also think about the problem of can't watch the TV from kitchen; by swapping the Home Theatre to the back, it will make it possible to put the TV in the family (which is now next to the kitchen) ~ Actually I am single and so kids are a long story away ~ I'll most likely leave the bedroom 2, 3 & 4 empty for many years ~ I like it with 4 bedrooms + kids area + study so I could sell it with better value if I need to (hopefully ...) Re: Any suggestion on this Floor Plan? 9Jan 15, 2009 12:24 pm I understand what you are saying about wanting all of those things for resale..... but most people would want less rooms and bigger rooms that are workable. The kids play room in that plan would struggle to fit a TV in it.....
It's no use having a lot of rooms if they all feel pokey. I'd go for less rooms and have bigger rooms. That's better for resale. I leave you to fend for yourself, figure things out yourself. I'd be getting out some graph paper, measuring things out then taking my existing furniture (couches, tables, tv's, beds etc) and fitting things in to appreciate how small some of the rooms are.
Additionally finding display houses with rooms of similar sizes to visit can help too but be wary of finding minimalist furniture in houses giving a warped impression of space. Overall I really like the design (my altered one and look lots of light and high ceilings can help with the sense of space. In where I am going to build it (Thoroughbred Park in Kurunjang/Melton), I think I still need to build 4 BRs, because there are some extremely small 3BRs house around (with total area at 15sq including garage) ~ so if I build a 27sq 3BRs house, people might not realise it when they search for the house in domain.com.au or realestate.com.au ~ Judging from that floor plan, what kind of alternations would you suggest for making the rooms bigger? Or maybe you have similar floor plans with few rooms but bigger rooms? The one thing I absolutely love to keep is the master bedroom in the back overseeing the garden & alfresco By the way, do people care much about Caesarstone benchtop, glass splash back, tiled shower base, etc luxury upgrades? Or maybe rending in the facade? Those things are kind of expensive to upgrade and it all adds up to the total cost! The master bedroom is now in the front but there is a "private" alfresco inside the master bedroom, with the options to extend the outdoor area in the left hand side of the floor plan from garage to theatre in the future ~ Which floor plan do you think is more practical by the way? Re: Any suggestion on this Floor Plan? 13Jan 15, 2009 12:55 pm They are really small room sizes!! They have scaled the furniture down in the plan to make the rooms appear larger. If you drew this up yourself to scale on graph paper and drew in furniture to scale you would be very surprised!! You would be lucky to have room to walk around furniture. My Brother in Law built a Porter Davis home about 8 years ago - the 26 version of what they displayed at 33 and he was so dissapointed!! The rooms were tiny. I think in order to keep a 26 square home open with decent living spaces I would cut it down to include - 4 bedroooms, kitchen family and meals area and a study or formal living. Trying to fit in a kids play area plus a study plus a theatre is a bit too much for the size house.
I would look at some of the Henley plans!! I walked through the Piper and the Barkley and they were surprisingly spacious for 25-26 square homes!! They did them well!! They also include in their base price higher ceilings, glass splashback, overhead cupboards, stone benchtops and heaps of other features that will mean alot for resale later on!! The good thing about those homes is they were designed to be small homes - not just a scaled down version of a bigger plan!! If I was building the Santorini 29 I would get them to add .5 - 1 metre through the rumpus room/family and master taking it through the ensuite too - possibly allowing for a double vanity? Would make a huge difference!! The sitting room is also very small so I would be inclined to put doors on it and use it as a study. You have a Rumpus and Family anyway - I would guess a study would get more use than a small sitting room. The kids bedrooms are a great size!! Nice plan!! Walkin Pantry and Linen ! - bedrooms are seperate but no need for guests to walk past them to use the toliet. Lots of living but practical ones - eg. cook can still interact with family and guests but the formal guests stay in the formal lounge near the front door where they belong for easy removal . Good main bedroom (but yes at the front but hey its a small sacrifice) with no poncey useless outdoor area (you have no kids, the whole house is yours, a private garden as a retreat will not be required till you have annoying teenagers). Bedrooms a lot bigger too and better size rooms. I hate to say it but M doesn't do bad designs do they. Thanks, that's a great idea about putting a door in the sitting of Santorini to make it a study ~ but otherwise, I could most likely use Bedroom 4 in Santorini as the study as well ~ Just wonder is double vanity a favorite features for most people? As I am single, I couldn't see how I will use the double vanity but if that will increase the resale value or if the wife loves it, then I would probably upgrade the bathroom then (if I choose the Santorini 29)!! Bit different for you as sounds like you are 'future proofing' your house in terms of a maybe haveing a family later but we deliberately built a 3 br house, we are older and only have one child at home, this will not change, and we built a house with 3 br's, formal lounge and large open space kitchen/meals/family. We don't watch a lot of TV so didn't need a separate H/T. Anyway we wanted larger liveing areas rather than the 15 sq norm, found a good floor plan which delivered that (23 sq's) and a flexible house/land package so we could pick a largish block and get a good size garden with it. Builder says they don't build many of this floor plan - not that there is anything wrong with it but people either build a small 3 br house or have 4 br's. Re-sale wasn't our key factor and anyway may not be such an issue here as we are in an urban redevelopment area, so there are old houses, new houses, small houses, large houses. Also being in a country area, sales tend to go through local advertising rather than the generic internet sites. Anyway I am rambling on - will let you get back to your own floor plan now No the fireplace doesn’t work. It’s been enclosed.
