I have been lurking on the forum for a couple of months and have picked up many valuable tips and stuff to consider for our new home . Was wondering if anyone was willing to offer any comments or suggestions on our floorplan. It is a bit hard to read (as we have photocopied the original and then have liquid papered out the stuff we wanted to change and then drawn in the changes in pen). So yeah, some walls may not be straight and, doorways not aligned properly, lol. I have an appointment with the builder on Friday to get it re-drawn properly. I'm quite happy with the plan, but just wanted some fresh objective eyes to have a look as we may have overlooked or not considered some things. The house faces East, thus the living areas faces North. Also - I'd be worried about the distance between the stove, fridge and sink - they look quite far apart - which may affect efficiency of kitchen movement. Love the size of the garage! How many squared did it end up. Nice garage. Not too sure if you already ghave side access etc. However, One thing i notice though. is the rear rollar door is only 2.4wide which is standard. In my case I found it better to go a little wider (upto 3, lintel cost go up to much otherwise) so it is much easier to back in trailers etc. 2.4 is wide enough for most trailers etc. However 3m makes life much easier. My only suggestions would be to move the ensuite door to the middle and put in a shower from wall to wall. I'd put a door on the ensuite toilet. I'm not that keen on the entrance to the third and fourth bedroom and maybe the cupboard in the fourth bedroom would be more seamless on the wall abuttting the third bedroom. I'd take the study out front another metre too. These are my opinions though and everyone has different priorites. Overall very nice flow!! Fi has moved in!! North is --->>> Yeah, it is spacious kitchen, the wall oven/microwave in the original plan was on the other side (near the passage entry)...we moved it to keep everything together. Thanks Umm, on the original plan living + alfresco comes to 31.5...but as we've extended the study and rumpus, not sure how big it will be now....big enough though! lol Hmm, might reconsider the rear garage roller door....am actually thinking we might do away with it altogether. We have over 5 m from the garage to the side boundary...so we might put a double gate in instead, for trailers etc and a serperate door/gate for bikes/taking bins in and out etc. Have to see what hubby thinks abotu this, he's outside more than l am lol. Yep, a door to the toilet ensuite is a great idea seeing we have the room. We have the ensuite door located as far right as possible because on that wall will be the tallboy/tv and the opposite wall will be the where the bed is. We are planning to make the ensuite bigger also to give more room between the door and the shower. We lose a bit of the walk in wardrobe in the process, but it's big enough already. Yeah the entrance/robe to Bed 3 & 4 looks funny, rather than attempt it myself l am going to get the builders to change it. The robe for Bed 4 was orignally abutting Bed 3. But where the TV is going l thought it would be too noisy, so for extra sound proofing we moved the wardrobe to that same wall. The study is actually my own private study/ office, orginally we had it 2.5m wide but in this plan it is now just over 3m. Bed 2 will be the family computer room. This is in the display home and we loved it. It's mainly for privacy as when l have clients come over, l can close the doors and they won't be able to look through into the meals family area. Bi-folds are going in the lounge also. Plus, l thought we can also zone this area off for heating/cooling purposes. It sounds like you partly run your business from home ( re mention of clients) so having those doors to separate the study from the rest of the house is excellent. It also explains the floor space area just inside the entry. I did like some of the suggestions re: the ensuite that people have made in particular the moving of the door way so the shower can be longer Have you considered putting the bed on the wall between the windows and the tv on the small wall next to the WIR? I was pitying the poor soul who gets bedroom two stuck between two bathrooms & the kitchen, but then I read it's going to be a computer room.
But where the layout really fails I think is the entrance. You've allowed space for the entrance/gallery but the alignments completely ruin the effect. The offset between the front doors and the gallery doors will drive you nuts, guaranteed, when built. The corner of the WIR jutting into the foyer is awful. I predict it'll receive it's first of many bashings and scrapes when moving in. The two sets of doors MUST be aligned. Either slide the WIR and the gallery doors to the left; or slide the main entrance doors and the study walls to the right; or slide the entrance doors, lounge and garages to the right. I'd also consider moving the lounge doors past the gallery doors. Too many doors in the gallery area will severely lessen the effect. A spacious entrance foyer will add a lot of value to this home. It creates a fantastic feeling of luxury and will impress business clients. With the right gallery doors and decoration in this area it could be stunning. But to work it needs to say "I have so much space available I can afford to blow some away on a big foyer". That won't happen if there's odd angles, bits jutting in, or too many doors. The current configuration is NOT going to give you the luxury feel of a big foyer. It's more like the space left over where various other rooms happened to meet up. Even worse, when it's built I think it'll be obvious what needs to be done to fix it. So fix it now ! Hope I'm not being too harsh Do the hard jobs first. After what you've just said I would be considering moving the entry doors over towards the garage to get that line up. It would mean a rethink of the portico shape or a change to something different.but would make it a much more effective entry area. Thanks cabinfever and kex....and no you weren't harsh it's all good. Yeah the entry/wir walls etc do look terrible but as l said in my first post, there is alot of doors/walls that need realigning, l just hadn't done it yet....and that area is one of them....so yes, the front doors will definitely be moved to the right to align with the gallery/entry....we will probably make the front study a bit wider or simply move the garage bit more to the right, (probably will go the latter option so we get the cloak cupboard back to double size)....so the front door & side windows are in even proportions. I did consider moving the longe doors down behind the gallery doors, but to me it would then seem l'm walking into a house and l'm surrounded with walls and doors. In the display home, they have the hamper to the lounge and on the WIR gallery wall they have a hall table and mirrors which does look quite schmick and has a luxurious feel to it. I did also consider moving the WIR door so that the tv could go and that wall and the bed opposite...problem is that that wall is only 2.2m and our bed + bedside tables are about 3m, so that would mean the bedside tables would overlap the windows and just look wrong l reckon. I really would like to move the ensuite door and have the shower as you have suggested, but l really need that wall space for the tallboy/tv. Perhaps, as that wall is going to be moved so that the ensuite is .50m wider, l can reconfigure the shower to so that it abuts the toitlet wall and move the vanity to the right?? Hmm, might get another photocopy of the plan and put the liquid paper and pen to use again, lol... Oh, Does anyone l think l should add a window or two to the Rumpus wall facinf the sideyard? Lol Brittany, yeah l love the WIR though l can live with it being a bit smaller...just...l suppose because the WIR we have now is half the size of this one! lol. and plus l'll have the cloak cupboard in the entry for all the thick winter jackets and coats. OK break time is over back to cleaning. We have a house inspection tomorrow. Dh and kids are outside making sure the yard looks good and everything is weeded and I've pulled putting away suitcases and some more internal cleaning for a while.Erg the oven is calling me. I would like a bit of extra depth, but that would mean we would have to extend the rumpus and lounge even more so again wouldn't it? If we had the budget we would make it bigger. Our current pergola is 4000 and about 6000 in length. It's ok, though the length in the new home will be 8000 which will give us an area of 5000x 3500 once we put the outdoor setting in.
