Browse Forums Building A New House 1 Jan 13, 2009 3:53 pm Hi forum members, need your help/answers/opionions (thank goodness for the forum - who else would I ask! lol
How much credit I should receive back for making the house smaller. Basically, we had had to cut about .45m off the back of the house, and also off the second floor (as the setbacks were wrong, and we had to slide the whole house back on the very small block and the back was the easiest place to cut off). The ground floor is a solid concrete slab, with brick vaneer. The room is about 10m wide and as I said we cut off 450mm. Upstairs we've had to do the same, and it is brick on one side and cladding on the other. The builder hasnt indicate yet what the variation is going to be, but I'd like an idea of what is reasonable. This is a private builder, not a volume builder. Total build cost is 368 for about a 33sq house. Look forward to your responses Re: How much credit should I get back 2Jan 13, 2009 4:01 pm I'm not sure exactly how much you would get back, but I do know that they always credit less when reducing floor space and charge a lot more for adding it on Blog: http://bluemistkids.blogspot.com "Never be afraid to try something new. Remember, amateurs built the ark, and professionals built the Titanic." Re: How much credit should I get back 3Jan 13, 2009 4:01 pm We cut our house by 90cm to fit onto our block and got back $3100.
Im sure if we added 90cm it would cost us double that, but this is with a volume builder so i would expect more for a reduction in a custom builder. Our total build cost is 227k for 296sqm house Re: How much credit should I get back 4Jan 13, 2009 5:58 pm You're reducing the house by 9 m2. I would guess that you should get back something like $400/m2, which is $3,600. It's only a guess.
