Has anyone heard of these builders??? They seem to have a pretty good deal out there now, but I'm not sure how good in quality they are! I will be visiting their display homes this weekend in Tarneit - where I'm thinking of building (currently swaying towards Reflections Estate). But I couldn't find ANYTHING on their floor plans on their website nor ANYTHING regarding their reputation for quality or timeliness (in terms of their 20wks gaurantee on a single storey house)!!! PLEASE HELP ASAP! Also, what do you guys think of Reflections Estate, Tarneit? I really don't want to past Tarneit Rd... Derrimut Rd was my initial boundary. But Reflections is just past that, so I am ok. Plus I've got good mates in Reflections. Heard ADSL2 is not a reality there???? I will be visiting their display homes this weekend in Tarneit Seems to be a subgroup of Barrett Group (Porter Davis). Their completed homes are being sold on the Porter Davis website. Their display homes in Tarneit are very similar in looking to Porter Davis ones, done by the same group (Coco Republic). Haywire Heard ADSL2 is not a reality there???? ADSL at all in that whole region (going to Point Cook) is going to be flaky because of the RIM issue. Check how far you are from the exchanges or talk to the potential neighbours if you can. The display homes show alfresco areas but my understanding is that they are additions to the standard plan. If they are linked w Porter Davis, I am quite comfortable w that, altho I have never dealt w them before. Alfresco areas are a must to my wife (besides the kitchen) and a garage rear access wld be a nice feature for me. Any builders you would recommend?
Re ADSL2, yes, I've read somewhere that all around that region including Pt Cook is going to be a nightmare due to insufficient infrastructure. A good frd who is moving into Pt Cook soon is thinking of joining the rally the community is organising to increase connectivity. I simply can't understand how such a beautiful estate in Pt Cook and surrounds are lacking in fast internet connectivity (which is a "standard" of our everyday lives today). Barrett previously had a cheaper company under their banner called Yarrahill Homes and they simply sunk without a trace.
I'm a bit of a conspiracy theorist from way back, but Barrett having all the different arms of their company under different names makes me awfully suspicious. Even the three different PD companies are officially seperate. I'd be concerned that this company could disappear just as quickly as Yarrahill. But in the eyes of consumers, that is not very comforting to hear.
Has anyone built their homes under Places before? How did they fare in the process. I'm big on customer service and constant flow of information. I like people I deal with to be straight up and sincere - if a mistake is made, admit it, and rectify it, and not try covering it up, pushing the blame to others, etc. HATE THAT. For example M3tricon has their M1 range, Collection and Signature series of homes all under the M3tricon. They are not seperate. Boutique are the same, 3 ranges under the one entitiy. PD have Access, Lifestyle and Prestige set up as different entities under the PD banner from what I understand. Then they have these lower end companies that Barrett own. I understand it is common practice, but the lower end companies come and go... i.e. Yarrahill disappears, placeshomelandlife pops up offering the same standard of product.... hmmm that sets off some alarm bells to me. Where's the stability? Will placeshomelandlife exist in two years? Or will another Barrett company have taken it's place? I am wondering why it isn't under the PD name as a lower range? It just seems odd how Barrett do things. I'm no expert on these things..... but when parent companies establish then dissolve companies, then create another company in it's place that offers beasically the same thing...... it doesn't sit well with me. If people are not spending the extra money to get a PD home, they can buy the more budget conscious brand from what appears to be the same supplier. Many companies do it. im a newbie. im close to signing a building contract with Places at the moment. im impressed with their displays. as for the alfresco thing. it doesnt come standard but is an option. i wouldnt say they are a budget home because they are still more expensive then a lot of the other houses floating around. and there standard features arent as good as many other companies. but i must say, there designs are sweet. it was the only house we walked into that actually felt practical and like home. we visited all the other brands around that same price range and nothing felt as good as the Deacon 28. they get you on the extras though (as most builders do) it all adds up. be prepared to add an additional $40-$50k to get a finished house cheers, steve Re: Anyone heard of PLACES HOMES LAND LIFE builder??? 13Jan 13, 2009 7:25 pm joeygbh Adrian B Dont worry, a firend of mine had to wait 6 months t get a phone line into Tarneit not far from reflections, How does that make it not a worrying issue? Mobile phone calls is pretty ok, but 3G card for internet is so unreliable. I have mobile 3G on my phone and the reviews from my mates for their Optus/Three/Telstra 3G internets have been less than encouraging. You are signing up with Places? I am going down to see one of the sales consultant this Sat pm to gather more information about their prices and additions. $40-50k of additions is a hell lot. Did you get their Builder's Bonus? Would you say their add-on's for their Builder's Bonus are high or mediocre quality? I have seen the Deacon 28's floor plan, there's a part at the back that they have catered for outdoor living - does it include alfresco decking? or does your $40-50k additional takes care of this? How has your experience been so far w them? Are they clear and helpful? Re loans, how does the settlement for land and house go? May I know where you are building, if you don't mind me asking? Re: Anyone heard of PLACES HOMES LAND LIFE builder??? 16Jan 14, 2009 11:33 am the 50k additional includes the alfresco and the builders upgrades. weve had alot of other things added in such as sliding cavity doors, 1.4m width extension on garage, alfresco, colorbond upgrades for downpipes,fascia,gutters, also went a category 3 brick which is more expensive. had neiches added to the showers ($600 each -including tiling)
so yeah it all adds up. im planning to build the deacon 28. i think the addons are pretty good. but most builders are offering the same things these days. the alfresco isnt standard and therefore not part of the slab. so you need to either pave under it or decking or concrete later down the track. We start in may been thought the whole contract appoitments etc etc. Built quite a few houses before they seem pretty organised. Though they are push with getting contracts sign an we where told if we could lock in the price for an extra 4k they told us the prices always go up by that much at least.
However when they rejiged the deal it was cheap!!! I kicked up and they gave us 300 bucks off (which they claim is how much cheaper the new deal was) im sure it was much more but felt at least I got something. They will push you along the whole way which is pretty annoying eg they wanted us to do our final contract appointment in august and pay they the 5% I ended up stringing it out to dec to buy us some time i case we wanted to change stuff. Been a few head ache so far all I can say is I hope the build us a damn nice house. I am going down to see one of the cheers, steve Hi there, i saw you post today, we have just started dealing with places homes, the sales person's name is James. So far everything has been great. But we dont what quality should we except at the end of it. Howz your experience until now and do u have the same sales person. You should pressure clean your roof first and make sure the paint you buy also is anti mould. 4 18577 Sounds like rubbish to me. Ask for the contamination report which I doubt they have. If it's part of a normal subdivision it would have had a contamination report done… 9 5647 |
