We're thinking of buying a block of land in the Eminence Estate. I'd love to hear from anyone who has bought or looking to buy in Eminence.

My partner and I have bought in eminence in stage one we have lot 122 opposite the park. My husband and I signed contracts for lot 301 (stage 3) on the weekend at Eminence. We also took the folks and the nanna up to the area yesterday for a bit of a look, coming from a country town my parents just lapped up Laurimer, they just think it's fabulous. It's so nice to hear of other people who have bought in the area also. You see all the 'sold' stickers at the estate entrance, but it's nice to know there are 'real' people behind those sold stickers...If that makes sense at all We have a house in Doreen. Still a bit hard to imagine. That's great that some of your friends are taking up the option to live there too. That's one thing my husband and I are taking a risk with, I'm from the east and he's from the west, so we've decided to see if we can make a bit of a place of our own up north. Will definitely keep an eye out on your block to see what is happening. Although I don't think we'll be up there too often as we title in late may early april We have a house in Doreen. All the stormwater pipes and pits were in along kiora ave, and seemed to be nearly there on the other roads. i wonder how much more there is to do? We put a deposit down on our house yesterday with Henley.. I got all the way to the border of eminence but couldn't get any further (as there was big massive ditches).. tried to do a bit of off road driving in my territory..
it did show though that all those estates will be great when they are all linked together. We were up there on Australia Day and we drove down Westbourne (?) as far as the road would take us but there wasn't any sign of anything happening beyond that, so your news has bought a big smile to my face... <== See! Then you can stop right at the end of Kiora ave, where the roundabout will go. I took some picks last week, here they are. The first 2 are looking down Kiora Ave, the others are looking up the hill

We are adding a study to the front and movingthe garage over, to better suit the 18m block. They reckon the block that was the dam which is for sale in stage 3 would be the cheapest block to build on as it has cxompaction reports so even with the fill no piering required but yeh i still wouldn't buy it!
I like my corner block i can handle a lil bit of fall...... Andy, you can currently cut through from Dargo in the Ridge if you are willing to go off road. You have to cut through someone elses's land though, so that will change when they start buiding. Hopefully it won't be too long before Gentle Rise is accessible. I'm another to add to the list of future Eminence residents! We were actually their very first sale, 2 days after they released Stage 1 back in February last year. That was quite scary, and it took many months of driving up there and checking out the progress before we saw more "Sold" stickers on the board. Phew - glad sales are moving along better now! I will post these on the weekend if people are interested. Hubby ventured down to our block as it had been pegged (I'll take his word for it, it just looked a mess to me ). I was excited to see some progress. Lots more houses being built than the last time we were there and the sites looked clean and well kept generally. We will probably head up next weekend for a bit more of a look. We are also really starting to scrutinise our potential builders now. We are really liking DFH at the moment. We liked the Elmhurst 23 which is in their standard range. However, we went to DFH display homes in Laurimar and the lady planted another seed which is: Their Princeton 25 is pretty much a copy of the Elmhurst (but in a lower range, in which they have taken their 5 most popular houses and made cheaper versions with less fancy fixtures etc). So I did some serious costings and found that by applying the upgrades that we would want to apply to the Princeton (extra power points, exhaust fans etc) we would be about $7K better off than if we went with the Elmhurst with the same changes applied. Obviously every case would be different but I thought this was a good example that sometimes it's ok to take the 'cheaper' option and mould it the way you want. That's my story and I'm sticking to it! Has nothing to do with us building on a budget The other thing I was impressed about, was that the DFH lady gave us the standard electrical plan and elevation drawings (no good with technical terms etc ) without us asking, which is really helpful for my husband as he's a 3D artist and is modelling our home on the computer, to have the exact measurements is great. Oh and also, I was looking on the Laurimer website the other day and they had a little presentation on how the town centre will look when complete. It looks lovely. The curbs are done, roundabout at the end of Kiora ave are in and light posts and whatnot. The bitumen is done everywhere except around the roundabout. Looks like they're getting ready to do the footpaths next. They've also dumped a lot of dirt on some blocks, maybe to shape them a bit better?
