A lot of you southerners dont have timber frames but what about the rest of the homes being built. A friend had left over bricks against his house and they had eaten 36 mts of wall studs and my mother had pot plants and they ate 11 mts of wall studs. My mums neighbours house the termites caused $20k of damage. The termite guy treating my friends house said to get rid of all your sleeper retaining walls because even though they are treated they will eventually rot on the dirt side and will attract the white ants closer to your house. I guess thats why they say the extra cost is peace of mind because you never know. Also my friend and mums area is known to be very bad for termite activity. The cost to treat and yearly inspections after build is much more than if you get steel frame or treated studs and this does not include repair costs which are very expensive. My mum went with the 10yr spray with yearly inspections and my friend went with the baits that get refilled by the company every few months and both hate the added cost. systems in use out there for termite prevention. I think one of the best measures is the self maintenance that the home owner can do after the house is built. Keeping gardens and any moisture away from the sides of the home. Fixing leaking external taps (should be none on a new home hopefully) and making sure that you do not build anything up past a viewable zone of the low brickwork so as you have a area you can monitor. Re: Treated Timber Frame 5Jan 19, 2009 10:43 pm Hi billds - i went thru the terminmesh v's chemical spray last year. i'm building in d/brick & have extra wind tie down rods into my footings, up the cavity onto wall plates - if i had used termimesh to rod would have to have been sealed where they went thru the mesh - brickie was worried that if he bumped rods the movement would tear the mesh. after a lot of soul searching i went with traditional pre slab surface chemical spay with retic feed around perimeter of slab. price was cheaper than t/mesh - i dont have a problem with termite control chemicals when these r under 100mm of concrete!
