I am currently building with Carlisle homes in Melbourne (South East). What I found is, they are not big builder like Metricon or AVJ. They will look after you, what impressed us is, their designs/floor plans. We saw many display homes of mostly all small and big builders but no one clicked us at first sight, till we saw Carlisle's Bordeaux40. So far we are happy with the progress. Their inclusion list is pretty good, most of the items are standard, ofcourse if you want you can pay extra (no limit) and get them upgraded. But standard doesn't look bad. Probably before signing anything, do your home work and budget calculation. every person have different needs, so select the design which appeal more to you and full fill your requirements. Contract that you will sign is straight forward and in plain english so take some time to read and understand it before signing it and after that it is just pay the money stage by stage and anxiously wait to move it. just be carefull for your type of soil and re-establisment of boundries of your block. These are the hidden cost including council requirments (Fencing, infrastructure levy, cruched rock at your building site.....etc) Carlisle Complete? 5Apr 21, 2007 2:10 pm Hi Hardy

As Matt mentioned above please check this thread (link below) too. This thread was initiated by me and has lots of good feed back from different people. I have contacted 2-3 other families who build their home with Carlisle before I signed with Carlisle . They are completely satisfied with Carlisle and recommended their name to me. My house has reached lockup stage about 4 weeks ago with no drama. They said they are putting up their prices from Monday and I am not surprised. I think they will still be the best value out there even after a price rise.
We are so disappointed that we can't build with them. We can't for two reasons: 1. None of their designs will fit on our block and they are not very keen on modifications; and 2. They aren't building in our area yet. We are about 2km beyond their boundary The inclusions they have are just excellent. I have estimated the extra value a Carlise Home represents against our second choice - Zuccala - and the difference is about $35,000 on a 29 square home. That is, the Carlisle base price and base inclusions represent about $35,000 additional value over what we are currently looking at with Zuccala. Before I saw Carlisle I thought Zuccala was pretty good value. What a shame. I have nothing but praise for Carlisle Homes at the moment. The value for money with these guys is just awesome and you are right about the $$$ vs inclusions with a lot of other builders. Good Luck with Zucala anyway! I never heard about Zuccala before so wouldn't be able to provide any feedback about them, but there must be lot of other people who want to share their feedback with you. This is what impressed us about Carlisle, 1) The presentation of their display homes 2) Friendly and welcoming sales guys (Warren), At our first meeting he was so friendly and spend 1/2 an hour explaining everything inside out of their house 3) Friendly staff willing to answer our every stupid query ![]() 4) Standard Inclusion list, which is quite good and rich, We also done calculation against two big builders Met.... and JVA and there was good +$25K difference if we add everything that we are getting with Carlisle Homes. 5) Except all these good inclusion we also got promotional Kitchen ceasor stone. Which I think is a bonus of $6K. 6) Even if you upgrade some of your inclusion then cost is not that high as if you compare with other big builders. Having said that, Henley charge an additional fee for building in the inner suburban zone. A huge fee in fact. Re: Carlisle Homes, anyone used them ? 17May 07, 2007 4:59 pm Three years ago when we went to visit one of their 'old' displays they quoted us $13,000 extra just to build in Caulfield, which was also stated in their brochures and website . Now I have noticed on their website & in their brochures it is quoted as 'POA'. So I would guess it would be a minimum of $15,000. Re: Carlisle Homes, anyone used them ? 18May 11, 2012 1:16 pm I just finished building with Carlisle. And I haven't finished on a happy note. I would say they are perhaps JUST LIKE ANY OTHER BUILDER. It all started well but when we look closely we've seen so many errors at just about every stage that makes us wonder how bad the other builders can be? There were errors in the accounting, drawings, building -- just about everywhere.. I think the most crucial part of the whole building is the 'colour selction' because that's the day they make you choose everything - right from the bricks to the doors, handle, tiles, electrical plan.. and most of our probelms were related to things that went wrong on that day. I would advise that everybody building with Carlisle (and perhaps with other builders) should spend extra time and revisit throughly with all the tiles code, colour selection, door type, handles etc. The person keying in the colour codes, tiles code, doors etc made some mistakes but because there were 100s of things to look at-- we picked some mistakes but missed some. Our biggest complain is that when we picked the mistakes (about 2 months before the completion) we were told by the site supervisor that they can look into it but nothing got done about those till the end and when the time came towards the settlement they all sang the song of-- we are doing what is written in the contract. Right from the supervisor to the admin staff to anyone else we communicated it internally. We got so sick of hearing that and it has left a bad taste. Most of the things went fine but their attitude towards the end was so cunning and not different from any other builders. I wouldn't build with them again! Re: Carlisle Homes, anyone used them ? 19May 11, 2012 9:47 pm We decided to build our first home with Carlisle after a good friend recommended them and after reading through experiences of others who have built with them. We're nearing our PCI and everything so far is good. There have been issues, yes, but all have been rectified to our satisfaction. Quality of the build has been good - there were only a few items found during our pre-plaster inspection (by an independent inspector) and they've been fixed promptly. We have an open line of communication with our site supervisor. He meets us periodically in the site to walk us through what has been completed so far and answer our queries.
