Hi, I am building at Manor lakes in wyndham wale. My builder just charged me as an estimate for temporary fencing. I dont think we have any council requirement for temporary fencing. Im confused, I had a quote done by Burbank, and it did not include that. But now, they have just done a final quote after soil test is done, and they charge me $1300 extra for roof guard rails? Just wondering if this cost sound fair? And, I heard even after contract signing, Burbank often add extra cost on extra concrete or slab needed?? Does this happen to anyone else? I am beginning to think they are full of hidden cost surprises! They put the cost on you. You are paying them to build your home and this is a cost of it. They are a business. They hire contractors to do the work and the contractors charge them, so they charge you. One unique thing about burbank though is they have many sub-companies, ie for electrical and plumbing, so some things are directly done by them I believe, which keeps costs down, but others (such as framing, roof tiling) will be done by external contractors as is normal for large builders. As your still in admin process these kinds of things will crop up as the build gets closer and they work out all the details. The slab cost won't be determined finally until after soil test is done and engineering looks at it. Until then they can't know how much it will actually cost to properly place your home on your land. This is the same with all builders. Generally, costs go up! This is because the standard inclusions with any builder are only basic. If they've already given you a final cost after soil test and engineering, and you've signed off on it, I can't see them suddenly saying oh we'll just slap on a few grand more. I've yet to hear one nightmare story about Burbank, though I've heard several about other major builders. I think you've made a good choice to go with them, but as with anything, its all up to you and you should do your own research and investigation. Unfortunately for us our land is a P class due to fill . 1005 fall too = 8,000 in site costs compare that to other builder's and it's quite good. Well I'm just waiting on building permit now. Bit concerned as my final drawings have "7 Star Rating / Upgrade - *R1.5 Insulation Batts to External Walls".... Hmmm... no mention of ceiling insulation. It sure better have more insulation than that for a 7 star rating!! Nothing mentioned in inclusions. Waiting on my Admin to clarify... They were prompt, accessible and didn't dispute anything during inspection. Everything just went really smoothly. Having said that I pretty much walked in step with them all the way, had I wanted to make changes or do something differently my experience might have been different.
