Browse Forums Building A New House 1 Jan 07, 2009 8:49 pm I have almost settled on a house plan with PD (Illoura 33- Prestige Range) and I am considering making the double garage into a triple, and also adding a roller door to the rear in lieu of the normal 820mm door.
Has anyone done this with PD or with any other volume builder for that matter? What should I expect to pay? How much wider will I have to make it? I am assuming it will be approx 3m? I need to get a good idea so I can ensure that I can find a wide enough block. The standard Illoura 33 is 14.65m wide (it says it fits on a 15.85m block- so I assume minimum side setback is 1.2m). PD or other volume builder 3Jan 07, 2009 8:57 pm Can't give you all the costings, but we had our garage made into aa four car size, but within that had a room built as well, and we also added the rear garage roller door. All I remember is that DH sid it was actually reasonable, onsidering the extra work, changes to roof line, etc. Oh, and we built with PD, too! PD or other volume builder 4Jan 07, 2009 10:11 pm When I was with M3tricon... 9k for the third garage... but it was actually deeper than the normal garage and wider than a normal single. Haven't got precise measurements with me. They have a standard option for a triple on all their houses. Do PD have it as a standard option?
With this builder it was 12k for a triple..... but I've ended up doing an extension rather than a full triple. Around $400 for a rear roller door from memory. We also increased the size, but did not have enough room to go for three cars wide, so we just made it as wide as we could and put in a window to even up the facade. I might end up just extending, and not go for the 'full third garage'. It is mainly for storage, I don't anticipate having a third car in their, however I know it is pretty easy to fill a normal double garage and they tend to be quite a tight fit. How far did you extend the garage? And how much did it cost? How much was the rear roller door? How do they handle the extension- I mean do they just centre the front roller door, or do you have more space on one side than the other? Extending the garage under eaves for 600mm deep and two linen style cupboards both 2000mm long each. This will give us two large storage areas for camping gear etc. In the section closest to the garage door, im going to put light and powerpoint there to create a mini workshop. Cupboards will be closed off with vinyl faced sliders. Cost to us for this is $2700 to the build and approx $800 for the doors. Re: adding a third garage..how much? We extended our garage by 2.3m so now the internal dimensions are 7810x6000mm. That cost $6628. The colorbond roller door to the rear of the garage cost $647 And then we added on two extra windows in the extended area for light and that cost $968. Hope that helps! Jas and Rach...we extended our garage by 1.5m - that cost $4,945. Then they added extra site costs associated with extending the garage - $3,907. Plus $360 to add a timber window to match the facade...Grand total $9,212 just for an extra 1.5m of space! Re: adding a third garage..how much? builders seem to charge for these extensions. I guess at the end of the day, if you are happy with the cost of what you are adding on then so be it... some type of building standardised pricing would be a dream. To extend our garage to side of the property (16m frontage) adds 770m to the garage for a cost of $2,230 plus $647 for a colorbond rollerdoor at the rear. Making the garage 6000mm x 6300mm. I will also ask for a quote to extend the garage door by approx the same size.
