Browse Forums Building A New House 1 Jan 05, 2009 10:42 am Hi all first post, just weighing up the option of building new or buying already done.
I have seen various builders have house prices, then completed package prices. The difference is generally around $40K and includes following: IE: Eden Brae Saville 27: Base price: $151,900, package price: $194,900 Package includes: Standard site costs and connections (up to and including a class M slab, level building block, maximum 5.5 metre front setback to garage and lot size of up to 600 m2) Standard council and OH&S requirements including site safety fencing, all weather access, siltation control and garbage disposal area Note: Extra items may be required subject to individual council Paved driveway and path to entry (up to 55 m2) Ceramic tiles to Entry, Kitchen, Family and Meals (standard range) Carpet to balance of home (standard range) Insulation to walls and ceiling (excluding garage and alfresco) Roof Sarking Alarm System Remote controlled garage door Standard BASIX package (Rebate available if in recycled water area) Plain concrete to Alfresco (where applicable) Note: Lot size required varies dependent on developer and council requirements. Question: Does it really cost $43,000 for that?, could i source items cheaper? Do any other buildrs have differing prices? That is assuming my block is level etc. Thanks. Is there standard an S class slab though? hrb93 Paved driveway and path to entry (up to 55 m2) Ceramic tiles to Entry, Kitchen, Family and Meals (standard range) Carpet to balance of home (standard range) Definetly something you could do yourself and possibly a whole lot cheaper... hrb93 Insulation to walls and ceiling (excluding garage and alfresco) Roof Sarking I would have thought this should be part of the standard package. It would be needed for the house to achieve the energy efficiency requirements... hrb93 Alarm System Remote controlled garage door Standard BASIX package (Rebate available if in recycled water area) Plain concrete to Alfresco (where applicable) All things the builder will hit you up for and add his margin... Best thing you can do is get a breakdown of the additonal costs. Then get some quotes/prices of your own. Some you may find can be done cheaper after, while others it won't be much difference... Electrical Engineer... Don't hold that against me... And keen owner builder... Mainly the building part!! Re: Plan price and Package price? EDEN BRAE. 3Jan 05, 2009 5:40 pm You could definitely do it cheaper yourself !
What you have to weigh up is how much time it would take you to get it all organised & how much your time is worth. The items you have listed upto the paved driveway, are going to be very time-consuming to organise ie. get quotes, co-ordinate, etc...& execute. We didn't want to do it - far too complicated. So we paid EB for the package & didn't look back. We're very happy we did because from DA approval to 99% bricking complete took 8 weeks. There is no way we would have been able to get everything done that quickly ourselves. No regrets. Built the Eden Brae Cambridge 34 Family with Boston Corner Facade I built with EB back on 2009. The benefit is you can tender the project out… 9 20346 Hi, you've probably already resolved this, however, Commbank will probably pay the funds to you after you send evidence the work is done regardless the change in the quotes. 1 35191 |
