We have just decided to take the plunge to build for the first time. We are wanting to get ball park figures for double story houses. It kind of depends on the size of course because once you get up to above 40 squares you may infact find that 2 story is cheaper - not that many builders would design a single story home that big. But generally if comparing a 34 square single story and a 34 square double story I'd say it would be 200k vs 240k. Stairs seem to be one of those things people allways upgrade too so thats another extra expense. chb When you say 240k for a double and 180k for a single, do those prices mean the house is basically finished or would you have to add on things like window dressings, aircon, security screens etc. So what I am asking what can I expect to be included for the 240k price for a double? If you are unable to tell me that could you steer me in the right direction as to where I would find that info? Sorry for all the lame questions. I really have no idea but trying to get all the information before I commit to building. Thanks. We have not included carpet or tiling yet....
Do as much homework as possible as costs seems to sky rocket from the base price. There is a lot of variation depending on your situation. I find that 2 story houses cost roughly 240K on average to build and 1 story roughly 180K Wow I don't know where you got those prices from. Our single storey is 222k base price and add around another 50% .... that will include everything internally except window coverings. And nothing externally. Ours will be around 37-38sq. I don't know what size you're looking at, but the largest single storey project home I can think of is M3tricon's Denver 43. I think that it approximately 30k cheaper than an equivalent sized two storey. I'm not sure on the exact prices. Jo I leave you to fend for yourself, figure things out yourself. I guess the houses that are roughly 180k would be around 27 squares? I probably should have mentioned that.
Also the costs i listed are base prices....so add on the usuals(check out a thread i created about costs of building, seems like you have to add on another 20-50K for addons) I'm probably at the same stage you are at now and i advise you to start contacting builders to enquire about whats included as everyones different. Seems like going by their listed price isn't enough. These prices are for the base cost only. Any upgrades, site costs, flooring etc will need to be added on.
