quote... upon the inspection of the frame, trusses appear to have been installed to the manufacturers specifications. No significant defects have been found on the day of inspection. Minor items which where are yet to be done on the day of the inspection. 1. some of the cyclone rods require tightening 2. some of the internal corners where not yet installed 3. some of the internal frames where not yet straightened once these items have been taken care of the walls can be lined Is this normal for an inspection report? I do understand the bit about "yet to be completed on the day" because our carpenters will still working on the place before the xmas break, and the inspector had to be there at that time. He just squeezed on our inspection before the xmas break. I expected the items to be listed, not just stated that SOME need doing?? Isnt that why we paid him privately to do this? After all , how can WE tell which ones he is talking about as the inspector will not be coming back again till handover inspection. Built a modified "Daydream 279" .. ok a couple of issues... 1. Is this a cut and paste of his inspection? if so his spelling is terrible. 2. You should have a room by room break down showing all the items listed wrong and an overall list. OK now for the rude stuff. How much did this report cost? When was it completed? Were you onsite for the inspection? How long did it take? Also this was what was in the report except for our details. eg address, etc. 1. the report cost $150 2. It was completed on the 15th of Dec. midday (this was the last day before the xmas break that the inspector cauld do it. Otherwise he wasn't able to get there before plastering.) I know Kev down here in melb charges about $440 for a written report. Its never worked for me, so I asked a friend to try and he couldnt work for them either. Im interested to see what they would look like.. The total cost for 2 inspections is $300. 1 at pre-plaster and the other at handover. (2x $150) Maybe we are a little cheaper here in qld than in the big cities?
We used this same company (and the same inspector) when we sold our last house and he was VERY thorough. Thats why we used him this time as well. Maybe I should ring him on Monday..mmm. Re: pre-plaster inspection.. am I asking too much?? 7Jan 13, 2009 10:15 pm Has your plaster been finished is a good idea to see plaster before it is just screwd up as many plaster installers these days over screw breaking through the paper layer on the board. I built with Henleys who at the time were using chinese installers who would finish a 30 sq house in 1 day problem was they has to replace 12 sheets of board that i had marked as being fitted incorrectly had Boral inspecter out to clarify. These sorts of issues would normally be covered up with top coat and show up 1-2 years later especially on the ceiling.
