Browse Forums Building A New House 1 Dec 23, 2008 6:37 am Hi everyone, after our plans coming out so quickly I thought it might be interesting to hear how long others' plans took to go through their local council? I had heard horror stories of them taking 12 weeks etc so that is why I am so excited!
Mine was: Ipswich City Council (Queensland) 5 weeks (18 Nov - 18 Dec 2008). Kylie handover happened 15/6/09...love living on an acre but still so much to do! Re: How long were your plans in council? 2Dec 23, 2008 6:53 am im in ipswich too, thats good news for me, mine should go in by end of jan if things go well

Re: How long were your plans in council? 3Dec 23, 2008 6:58 am Hi Billdsl, we are building in Willowbank on an acre with Perry Homes. We were shocked at their speediness as we even rang the council and they said no less than 10 weeks due to Christmas, next thing you know our town water is connected and our plans are out! We couldn't believe it...lets hope that yours follows. Some friends recently built and they took 9 weeks mid year, so we thought they would be out after christmas - so it was a nice christmas present. I have a building thread if you are interested:

my brother just moved into his house out at willowbank, is it the estate up passed the caravan park? we were going to run with Coral but it looks like we're going to jump to a smaller builder called GDevelopments Blog - http://snakedr.blogspot.com/ Build Thread - viewtopic.php?f=31&t=12084&p=307406#p307406 Status - PCI 15/10. If you look down towards the older part of Willowbank from Coopers ridge. I don't know if your brother has had the chance to have a look at realestate.com.au, but the new stage has been released in Coopers Ridge and the cheapest block of land was $195 k!!!!!!!!!! We couldn't believe it.
The house across the street in our street is for sale and we were speaking to the realestate agent and he was saying that we could put our block on for probably around $210k, we then got a phone call the next day from the realestate agent asking if we wanted to sell. We couldn't believe how much the prices had risen. It was a nice offer, but we are going to build our dream home plus there is no land in Ipswich pretty much at the moment! Plus an acre this close to town is too good to pass up. We copped heaps of sh** though because "willowbank" hasn't got the best reputation, but we don't care about that and now there are some beautiful homes going up! We looked at coral too, decided they were cheap but worried that they were too cheap, although the more I talk to people, most people seem to be satisfied with coral. Haven't heard of G developments though, there has been a lot of feedback on here about smaller builders and that its easy to make changes and get what you want - sometimes I wish we went with someone small It took us 12months to get our plans to council Anyway, I tend to ramble, goodluck with your build! Re: How long were your plans in council? 6Dec 23, 2008 7:21 am i think i know the area, i did do some looking around willowbank before we bought our block. i work in the city though and ipswich is already too far out
you can pick up an acre block in karalee for down as low as 235, but there's only a couple at that price, most are round 260 there though Blog - http://snakedr.blogspot.com/ Build Thread - viewtopic.php?f=31&t=12084&p=307406#p307406 Status - PCI 15/10. Re: How long were your plans in council? 8Dec 23, 2008 8:23 am In Sydney, I heard it's normally about 3 months, but things should have improved a bit now.
Ours was about 4 months, got knocked back once due to some shadow issue, as we blocked neighbour's sunlight for bedroom or something and need to provide some diagram. The house in front of us was stuck in council for more than 12 months. Mainly because of the neighbours complaining about some water drainage issue... I got some of the story covered here on my blog: http://building-our-first-house.blogspo ... -work.html That's why we heard from some new house consultants that if you have lived in the area for ages it's much easier to get your application approved compared to like us, who just bought an old house, knock down and rebuild without living there... Re: How long were your plans in council? 10Dec 23, 2008 9:39 am 6 months!?!? That is ridiculous... damn tree!! Was it heritage listed or something?? Building the 'Clovelly' with Statesman Homes. Deposit paid, master plans received, currently awaiting soil/engineers report. Re: How long were your plans in council? 11Dec 23, 2008 9:48 am wakeboardandy ours took about 3 days but our builder doesn't go through the council they use a private surveyor. 3 days ! - to go through council, that's amazing. Our council took three months. Appears to be the norm in Sydney. We are loving living in our new home ! https://forum.homeone.com.au/viewtopic.p ... &start=315 Re: How long were your plans in council? 12Dec 23, 2008 9:59 am 21 days here for us. And lov'n it!!! Re: How long were your plans in council? 15Dec 23, 2008 2:28 pm What ????
Bel, are you actually in contact with council yourselves or leaving it up to the builder to chase it up ? Built the Eden Brae Cambridge 34 Family with Boston Corner Facade Re: How long were your plans in council? 17Dec 23, 2008 7:04 pm seakyl, I didn't mean to offend about coral I had heard a few things, but I am starting to hear great things - same with our builder, good and bad too. I starting to think though its directly related to how good your site supervisor is

Wow! 5 months bel that's tough! you must be very frustrated! Suh - 6 weeks same with us what a nice surprise! wakeboardandy - 3 days! maybe more people should use private - did it cost anything more to go private? I have no idea if it costs more.. it is just what our builder chooses to do.. I assume all the major builders would do the same. We hired Darbecca to do every stage inspection, and I strongly recommend them to anyone that asks me. They were amazing.
