Thanks for clearing up the franchise confusion Gester, I kept on reading about how some franchises are better than others on productreviews.com.au, which is why I got so confused. Or maybe I was actually reading about another company, haha I've been lurking around so many building forums that I can barely remember what I read. After a lot of ringing around, bank informed us that their was a didgit wrong on the builders bank a/c so couldn't go through. Thank god they managed to sort it all out by the time we had our PCI. Very impressed with P.H though we couldn't be happier with our house. Only minor paint touch ups but all the hard work starts from now...driveway, carpets. Post a pic of our house, not bad for for 4 months build. We decided to handover a cheque on the day and get the keys that way. Was great. Only real issue that we had to put down on the form was the front door. It was the only item in the house my wife wanted spot on and was the only item that wasnt We love the house and at night time it looks a real treat also. Will get some pictures up soon although flooring and carpet wont be in till mid week. Be sure to post lots of pictures. We're now facing a lot of new issues because we discovered that our land is actually in the demolition control precinct (we're building very close to the cbd), plus it is also subject to the small lot code (our land is 449sqm and the cutoff is 450sqm....soooo close ) We knew we had a small lot beforehand, but we didn't realise that under the small lot code, we have to factor in 15% of mandatory undcover living area and wider setbacks. The demolition control precint triggers off ANOTHER code- the Character Code, which means the facade of our house must be similar to surrounding pre-1949 queenslanders. A balcony + lots of timber cladding + timber garage doors should get us over the line...but if so much of what we already had in mind has to be changed, we might end up going with a custom builder instead of Plantation..... I've been reading through several pages in this thread and have been excited by some of the build times mentioned. I'm building on the Gold Coast and were wondering if these build times were realistic for this region. And as we get to the pointy end of estimating a final amount, I'm taking to the quotes with a fine tooth comb. I've noticed that my Plantation quote has a few figures that require clarification, the main one in particular is the slab type which has almost doubled in cost from an M to H. I've also noticed a little addition which wasn't in the original pertaining to cyclonic sheet roof wind classification which is over $2K. I wondered if anybody else had experienced similar additions like these. And lastly, has anybody tried removing the slimline tank inclusion (valued at $7K) at looked at organising their own install? Apologies for the multi-questioned thread but wanted to keep it Plantation specific. Yep, I paid to upgrade, was at least $4K (we had 2 roof line extensions), I can't find my fixed price quote at the moment sorry... but I recall we got hit with a double whammy being rural & opting for Colorbond. The tanks I had a win with though, we self installed 2x23,000L in ground concrete tanks for less than your slim line quote, including the excavator that buried them & delivery fees. I used http://www.allcastprecast.com.au/index-1.html & had this factored in as an 'owner to install' right from the quoting stage. Slab, we were a P, so thicker slab with more substantial reo, & a gazillion piers. If you have a M or worse reactive soil most builders will hit you up for an upgraded slab, but when you see how much more material is put in I think it's money well spent for peace of mind. Not sure if it applies but also source your HSTP from an outside company for comparative quotes if you need one. The wind classification wasn't included in the original proposal using the same block so not sure what has changed over the space of a few months. And I'll be sure to investigate the water tank 'owner install' option as there looks to be a considerable saving to be had.
