Browse Forums Building A New House Re: Building Clarendon Brighton 201Jul 07, 2009 1:02 pm behw, Did you get the 30 Year package deal? Apparently I think the $$'s for the rangehood ducting was included in that package, because we were refunded for it as they charged us twice. We have no idea how they are going to duct our powder room as it's downstairs, double storey. I will ask my CSS as she is fantastic and very knowledgable. Will get back to you... www.themaxbuild.blogspot.com forum.homeone.com.au/viewtopic.php?f=31&t=20717&start=300 www.leahspaperpassion.blogspot.com Re: Building Clarendon Brighton 202Jul 07, 2009 1:23 pm Hi behw, I am very sorry to hear about your situation. It is just a draw of luck of getting a decent SS and your entire investment depends so much on the integrity of that person. My SS at least seems to be doing the right thing for the major issues. But, he did tried to run away from some obvious problems (the downpipe spilling over neighbours is one. There are at least a couple other minor issues he simply wasn't willing to fix) In any case, as soon as I contacted the main office, the main office is willing to do the right things, which I am grateful. In regards to ducting rangehood, mine is done like this... Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ For my powder room, because of the design, the roof is right above the powder room. And I can see something above the roof that I can only assume to be some kind of vent from the powder room exhaust fan. In any case, I don't see any issue if you have sarking. I have sarking under my roof. Building Clarendon Brighton - Done and moved in Sept 2009 Re: Building Clarendon Brighton 203Jul 07, 2009 1:49 pm Eho, Thanks for your photo. I will show it to the Construction Manager. I think he pretended he did not know. C has done the soft ducting but they definitely have not install this plastic pipe. I do not know how they can do install it now. May be taking the sarking out or taking a bit of the ceiling out as the whole ceiling is completed. This is only a small problem with my house. The brickwork is the worst thing that C is doign something about it. My husband was at the site this morning at 7:30 speaking to the bricklayer on the rectification work on the mortar and have to agree with what material to be used etc etc. The Construction manager did nto turn up as promised. Re: Building Clarendon Brighton 204Jul 07, 2009 7:43 pm Eho, Do you have a photo of the proposed rangehood area after the intenal lining has been completed? I mean what does it look like now? Is there a hole in the wall for connecting to the plastics pipe? Re: Building Clarendon Brighton 205Jul 07, 2009 8:07 pm Congrats on the handover eho, hope it all goes well for you. Haha, lucky you I wish I could just take the next few weeks off work to finish the house. When it is done, I will definitely post some pics for you We are probably going to end up going with him too and since we've managed to get the builder to agree for the floors to go down during construction (before the kitchens go in) it won't be long before we get ours done! But I am sure you'll be before us so can't wait for those pics! ta! Congratulations again on handover of your beautiful home! Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The rangehood will be installed at the far end of the kitchen. If looking up into the rangehood cavity, there is currently foil ducting which I expect to be connected to the rangehood once installed. I expect the other end of the foil ducting is connected to the PVC pipe in my previous pic. I can only assume because it is already hidden behind the cabinet. Hope this helps. Good luck to your build too!! Just read your blog, your build is progressing very nicely. Well Done! Thanks Eho, very happy with the progress so far, let's hope they keep it that way The only downside is that I'll probably be paying for the 1st 3 progress payments in the 1st month! OUCH! We'll keep in touch re: flooring. Can't wait to see either of them up! Building a Wisdom Prosperity 23 - http://erwisdomprosperity.blogspot.com/ Re: Building Clarendon Brighton 213Jul 07, 2009 10:48 pm Eho, Thanks so much. You ahve given us enough information to talk to C. We do not have the plastic pipe at all and they have not duct out to the brickwork. By the way, the kitchen colour is very nice. Re: Building Clarendon Brighton 214Jul 08, 2009 10:36 am Extreme disappointment - No handover today!! The leak is still NOT FIXED!! Thanks to the rain overnight, otherwise, it wouldn't have shown itself. Even if they "fix" it again in the next few days, how am I supposed to have the confidence that it is really really fixed? Building Clarendon Brighton - Done and moved in Sept 2009 Re: Building Clarendon Brighton 215Jul 08, 2009 10:51 am Maybe you could test it with a hose on the roof eho? Would that work? So sorry about your handover delay, but at least you found out it wasn't fixed. Apparently ours will be getting fixed soon. I had planned to douse the roof in water from the hose and check it. Dont want to wait until it rains to check. I think thats a good idea. that way you can tripple check its fixed and you can have Handover!! Living in Caloundra Thread****** Lovin my house all finished!!! I ask this question for my own benefit as well. Maybe someone or yourself can tell me? www.themaxbuild.blogspot.com forum.homeone.com.au/viewtopic.php?f=31&t=20717&start=300 www.leahspaperpassion.blogspot.com Re: Building Clarendon Brighton 218Jul 08, 2009 4:57 pm I looked at our photos. C has totally forgotten to put in the plastic pipe attached to the wall (as shown in eho's photo). We only has the foil ducting no attached to anythign at all). When they put in the ceiling, they have completely closed the ceiling and now I cannot see the foil ducting at all. This morning, my husband rang the Construction manager and asked how they will fix this. He is suggesting a bulkhead through the laundry as our laundry is behing the rangehood. I think this is going to be so unsightly in the laundry. They have charged me for the ducting out. So I am going to say that we will want a refund. My eaves in the living room is also leaking. Water is coming out from the soffit onto the brickwork. Lucky because of the heavy rain, we discovered the leakage.
