I was impressed by Nava's design, but to get those nice facades will blown our budget for sure. And my husband is worried about the quality of the finished house if their display homes became leaky after few days of rain..obviously they've passed the 3 months maintenence period..
So our choice has narrowed down to either Orbit (husband), or Boutique (wife). The thing is, Boutique provides 25 years structural guarantee, whereas Orbit (or most of timber frame builder) only provides 6 years. Does this guarantee really matter? Will it really mean that the structure of a timber frame house will alter after 6 years?? Boutique says the timber they used is the "Superior quality stabilised machine gade pine 10 wall frame to minimise frame movement". does this mean it's the best you can get for timber framing? One thing I hate about these 25 year structure garentees etc is that what they define a problem will be different to what you and I will. For example cracking plaster doors that need to be replaned because they expand etc and cracks in concrete on garage floor are all normal. and will not need to be rectified. All they are pretty much saying is that you slab/house will not cut in half and become two. And that your bedroom wall will not fall down. Regarding timber frame MPG10 is the better type. I am actually suprised they are not using F5(cheaper) lilke Metircon PD and Carlise homes. MGP10 is not as effected by weather but will still twist and bow if left out for too long. What do you mean by the "wording", Ed? You mean what they say about the guarantee? "Mathodical quality control and exacting building standards are the cornerstone of every new home we build. I agree with you Borg, i think the cracks here and there are pretty annoying too, and they won't do anything about it. That's why one of the salesman from JG King claims that with steel framing, the windows and door won't move or crack as the timber frame houses. hmm, i wonder if that's true.. but regardless of that, the concret floor will crack anyway due to teh weather factors and "soil movement", i guess.
