Browse Forums Building A New House 1 Dec 11, 2008 2:35 pm Hi guys, just wondering how you were able to negotiate the price with your builder? How many upgrades or extras you were able to get included at no extra cost? Or did you just look at all upgrades as an extra cost?
We will be building our first home and want to make sure we get as much as we can out of the builder! Re: How much did you negotiate? 3Dec 11, 2008 2:47 pm we didnt get anything extra *thrown in*, but our builder had a package included where we get higher ceilings, stone benches in the kitchen, cabinetry in laundry with stainless tub instead of plastic.. etc.. etc..
Alot of builders have these packages.. I would hunt for the one most suited to you, if they have the plan you like. I doubt you would be able to negotiate the price, as you would with an established home.. but not to say you cant try! -Sha Re: How much did you negotiate? 4Dec 11, 2008 2:50 pm These packages are NOT good deals. As discussed in another thread, any discounts you think you're getting are already built in to the base price of the house. The deals are purely a gimmick to sign up.

I wonder how the economic slow down will affect prices. I certainly don't expect prices to rise over the next year. Spot-on on profits, most builders have a thin margin and make money on upgrades... Price increases, they are already coming through... mainly due to the poor Australian dollar... As we were spending so little ( compared to other people we know anyway ) we didnt worry about asking for better deals..... but a friend of DHs said he got all his p/points upgraded to doubles for free as well as a few other little things...but then he did make quite a few changes and upgraded a bit....so what he thought was 'free' was probably all costed into all the extras anyway. Re: How much did you negotiate? 13Dec 12, 2008 8:25 am We got a free split air-conditioning system, it was part of a deal they had going rather then us asking, also 70% of alot of upgrades, driveways, dishwashers, electrical garage door etc like others have said properly not much of a saving as the prices they quote as 'oridinary' properly over inflated!
We sat down with two other builders and they offered things like "free driveway, free fences, free front landscaping, free blinds etc" but their starting prices were $30,000 to $50,000 more then what we paid, so 'Free' sounds good but be sure to shop around and find out what others are offering to make sure your getting a good deal! Cause $30,000+ on a 30year mortgage is a lot! price increase 14Dec 12, 2008 10:35 am We just be notified by our builder that the building price is going up in Feb as I thought the commodity price is coming down, and we still waiting for our title to be registered.
Anyway else is getting price increase. ps we just had a increase of $6000.00 in Oct not another one!!!! You can do that before your land is titled. but then again we really couldnt think of anything else to add as everything we wanted/needed was all ready included as standard. (Things such as fly screens, high ceilings, access to the house via the garage etc) don't just do something, sit there. They gave us a 1% discount, which we have since spent on upgrades and variations!! No the fireplace doesn’t work. It’s been enclosed.
