We are thinking we will be pretty private in the end. Am sitting in my study now and can literally see 28 different houses. In this home I will be able to see none!

I think some of the lots at the top of the hill looking down on the park will be great. It looks like there will be shaded picnic tables (there were little shade structures built) and some fantastic rock walls being built as well (this was last Sunday) After 4 years - we're in! Janette said that the clubhouse etc will be around 2010 depending on sales so the more we get here the better. It's possible that Ashlar Golf Club may move to Stonecutters in a land swap deal. Ashlar GC members are yet to vote - but lots of people have joined Ashlar on the rumour that they will be moving to a brand new & much better course with better facilities. When I know more I'll post (I have a few friends who are Ashlar members on another forum - it's 50/50 whether it will go ahead) The full private club model won't fly in this part of Sydney and in the current economic climate (that was the original intention - ultra exclusive private club with $35000 joining fee) After 4 years - we're in! My parents purchased 1104 across the road and are looking for a house to build. I am looking at a block further up but not on SC Drive but just off it. (near the 2nd round about). When everything is done it should be a brilliant estate The land near the park wont be registered for 12-18 months but you can purchase a block now I believe, you just cant build or exchange until their registered. It would be defenatly worth asking about if your friends are intrested before the estate is offically released. Hope that sounds right...Im new to building. We also have 2 young children and a baby and our house is just to small. After looking at all the other sardine estates we went to SCR and I stopped looking elsewhere. Stonecutter1309, Remember I went through Clarendon. I also went to Wisdom and found a house we like, little different from yours. I paid my $600 and should have a tender by both companies at the end of the month. I cannot compare the Customer Service between the two as Wisdom blew me away in a good sense. They told me the cost for every little item, even before we signed up. I asked the same from Clarendon and was told I need to wait for the Tender Anyway, the guys from Wisdom at The Ponds have been great. According to janette there are some blocks leading up to the park on the first road that can settle earlier just as you make the bend up to the top there. You will all love them...they currently have a 50sq entertaining house with pool out Windsor way and host the xmas street parties for all their neighbours. Good kids too. I guess I will see you all tomorrow? I am thinking it will be a big crowd by the sound of it. Oh I wonder if February is still the settlement date for Lots 1120 -1123? I won't complain if it gets moved to March. We still haven't receive valuation from Westpac. And the guy doing the valuation worries me. According to him, he already did several valuation at Stonecutters. I hope he is not same person giving out those bad valuations. Delayed settlement will favour us in case we need to change banks. And we will using a broker next time. Currently we are dealing with Westpac directly without help from any broker. It isn't actually on the market yet is it? I dont know about the lots for 12** but the others in Stage 1A are for sale but not being advertised. Only for people who are intrested. I think they are all going in under the same package - so I'd say yes - moved to March. Council is waiting for some reports from the developer (mainly because the place used to be old chicken sheds - I think it's soil remediation reports). Then it's 4 weeks at Land Titles Office - expect registration mid-late Feb - then settlements in March. On the westpac valuations - the same guy would have valued our lot and the guy opposite us - he came in with ridiculous valuations for golf course lots. What emerged was more land released for upscale housing and regeneration of surrounding suburbs. If you think about Stonecutters Ridge - all of Marsden Park to the north is earmarked for new housing as part of the North West growth corridor - so lots will change in the area. Crime statistics show that break & enter in the Blacktown Council area is up 18% in the last 2 years - however, simple home security makes a big difference - alarm, security sensor lights. What is more worrying is that ** is up even more - 22% - keep an eye on your letterbox! The Bureau of Crime Statistics doesn't report crime statistics by suburb - however - they do have rankings - Blacktown Council ranks for some major crime types Break & enter - 26 / 143 You're more likely to have your home broken into in Strathfield council , Marrickville, Auburn, Burwood, Campbelltown, Woollahra - than Blacktown. A mate is a police officer at Campsie and he said that most B&Es are based on opportunity in housing comission areas - houses with a window left unlocked or easy access to a carport or shed. Motor vehicle theft - 13 / 143 More likely to get your car stolen in council areas of Leichardt, Auburn (not much surprise there), Strathfield, Bankstown (again not a surprise). I suspect a lot of car theft is kids joyriding - so have a junk car for driving to the station and keep your nice car locked in your garage at home. Another good point - surrounding suburbs are Dean Park, Quakers Hill, Hassall Grove, Glendenning. The closest big clump of housing development I think is Plumpton, Mt Druitt, Whalan? Suburbs closest as Stonecutter has said are Quakers Hill, Dean Park, Schofields and Glendenning. Next step out is Plumpton, Hassall Grove, Bidwill, Hebersham, Acacia Gardens. Ropes crossing is bordered by Shanes Park, Willmot, Lethbridge Park, Tregear, North St Marys & Werrington. Every area has crime unfortunately its unavoidable.
