Browse Forums Building A New House 1 Dec 08, 2008 8:28 pm Hey Homeone-ers, I am building with Carlisle Homes, the Atlantique Mk2. We are now at Completion Stage (at least I think so..they have sent invoice for Fixing. Someone please tell me if I am right on this one.). I know I haven't really advised anyone of our build, so here it is, finally. We are building in Cranbourne North, on a block of 586 square metres. We started looking to build a house short after purchasing the land, and loved the look of Carlisle Homes displays. In May 2008, we began the journey, and chose to build the Atlantique Mk2, based on the Caroline Springs version. We paid our deposit, and contractors completed the soil test. Our soil test achieved a good result, requiring $1844 of site costs, and an M class slab. Our sales consultant, Warren, was fantastic. He answered our questions promptly and was easy to talk to. Thanks Warren! Our colour and tender appointments were okay, the consultants were knowledged and helpful. Our colour selection was stressful and hard, but I think we are very happy with our colour choices. In general, our colours are: Exteriors: Bricks Austral Tan Feature Brick Boral Spilt Face Brickwork; Almond and Charcoal Roof Monier Traditional Sambuca Aluminium Windows Merino Timber Windows Cedar Stain Renders Dulux Walnut Hull, Buff Hide and Oriental Spice Garage Timber Look Gutters/Downpipes Surfmist Interiors: All Paint Dulux Beige Royal (Quarter) Kitchen Base Cabinets Oyster Linea Kitchen Overhead Cabinets Espresso Ligna (with perspex doors) Kitchen Glass Splashback Sparkling Shiraz On Clear Kitchen Benchtop Caesar Stone Osprey Flooring Merbau Timber, Porcelain Tiles, Carpets Bathrooms and Ensuites Similar colours to Kitchen Some of our upgrades to the home (on top of base house price); - Provide Vilina Facade in face brickwork, as per display. - Provide as displayed plaster structural changes - Facade Renders - Split Face Brickwork - Timber BiFold window to Kitchen - Caesar Stone drop down sides to Kitchen (as stone tops were bonus) - Glass Splashback - Facade Metallic Paint to Matrix Panels - and all the other stuff you probably already know about.... Now for the construction phase. Site start was 2nd September 2008. Construction Supervisor says the work will probably finish in mid-Feb to March 2009, due to Christmas break. We are mostly happy with the work so far, with a few disputes and problems, but they are all getting fixed and rectified now. I have just got a question for you... Prior to the office sending us TWO invoices - for Lock Up and Fixing, we had an inspection with the construction supervisor. We picked up a few defects, including wrong colour spilt face brickwork, and they need to put up a plaster bulkhead, cut plaster niches in a wall, and replace the dented laundry sink. They say they will fix these things this week, but the thing is, our payments are due on Thursday of next week. What should I do? Do I wait for them to fix, or pay in advance? Has anyone come across something like this, where they are requesting for payment, where the work is not satisfactorily complete? Although your contract probably binds you to payment within 7 days of invoicing, it should also specify that the work completed is to be of a good standard. So if anything is not completed, or not to the standard you've contracted for (which might be debatable ), then you have every right to point that out and withhold payment till it's rectified.
We used a different builder, but we were invoiced for the fixing stage in August, but didn't pay till November, due to numerous defects or incomplete work. I told them quite plainly that we wouldn't be paying till the work was satisfactory and they were fine about it. I suggest you talk to your builder's accounts department or your customer service person. Meaning payment is a form of accepting your happy l know for us, we had to sign a declaration for our bank which said you are happy with the work completed. l'd speak to your builder tell them what your doing and go from there! Quick update - Bedhead wall, plaster hob all fixed. Split face brickwork delivered, but not yet put in.. All timber windows and doors have been stained... Thats about it.. Have you checked your contract for same? 4 10276 We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 37160 Ask for references and speak to them.
