Browse Forums Building A New House 1 Dec 06, 2008 12:00 pm Hi,
What are peoples opinions on garage walls being brick or plaster? Is one better than the other & why? We are just completing framing stage and according to the plans we are supposed to be getting a majority brick lined garage, howevever the chippies have put stud walls all the way around the garage, (so as to fit the roof trusses) which I think means we are geting it plaster instead. These stud walls definately DONT look temporary! Our builder hasn't said anything to us at all about the situation. We have a feeling he is doing it this way it's so the brickies don't have to come up to put the garage wall up before the roof trusses went on, so as to save him money, and get the frame payment before Christmas. If it turns out the brick wall is better, should we be saying something to our builder about it now or at handover, by asking for an inclusion in lieu of. We are expecting the tiler in next week & the Brickies will likely come in after the Christmas break, which the builder has sent us a 30 day extension notice! I would have thought that Christmas is a foreseeable break under schedule 1 of the contract, but anyways! Is anyone familiar with 'papering' a house which isn't going to be touched for a month or so? We've been advised to do this to keep the frame fresh while no work is being done. ei. to stop the timber going grey & warped due to bad weather. Your thoughts are appreciated. Opinions required 2Dec 06, 2008 12:27 pm After having a $500 ball dress catch on a brick and 'ladder' (is that what you call it with satin?) when it brushed up against a brick wall, plaster in the garage sounds wonderful. However, I couldn't justify spending the money on that unless we had lots spare because it isn't needed at all. Re: Brick or plaster lined garage walls? Opinions required 3Dec 06, 2008 12:38 pm Our builder's contract states plaster lined garages are standard. This will be interesting when it comes time to build ours - as it is an oversized 6 car garage with workshop / bar area - thinking around 13.5m x 10.5m. Don't know whether they realise how large an area that is to line. But I have read the contract cover to cover and know exactly what we are supposed to be getting.
I prefer a lined garage - only because it looks nicer. Since both our kids were born in winter we are looking at the garage being used for a lot of coming parties over the years so a nice looking garage will be handy - as well as the aforementioned bar area. Some things are worth waiting for. Re: Brick or plaster lined garage walls? Opinions required 4Dec 06, 2008 12:52 pm kyton I prefer a lined garage - only because it looks nicer. I went for a more utilitarian approach. I left the studs exposed on one wall and the trusses open. I like the idea that I could hang stuff on the studs and store materials on the rafters. I guess I could cover it up later if I wanted to. Re: Brick or plaster lined garage walls? Opinions required 5Dec 06, 2008 1:34 pm Thanks for the replies,
Does anyone know if there is any structural difference betwen the 2 methods. Our plans show a garage with brick exposed, and a double layer of bricks jutting out about 1.5m apart as opposed to stud walls with a single layer of brick which seems to be what is happening. I think I would be happier with plaster lined walls, although I don't think we should be paying extra for them as our builder is the one who has changed the plans without telling us about it. I can't help as to which is better, but it sounds like you're having a brick wall in the garage like we have which looks something like this...

The pic of what you've posted is something like what our plans showed and what we were expecting, however, we have a stud wall on the slab. No bricks as yet, but no room now for those pillars of bricks doubling up against the main wall. Trying to get a pic of it on the forum, struggling a bit though!
