We are doing a custom build and the builder usually does 90x45 at 450centres. We were looking at ways to reduce our overall costs, and one suggestion was to reduce the frame to 90x35 at 650centres. This would save $2500 approx if done on the whole house. The other option is to do the 90x45 @450 downstairs and the 90x35 @650 upstairs making the savings half at $1250. Also I would not use 600 near a door or window opening. 90x35 should be fine too, with the same caveats.
In the floors, are you using timber flooring? If you are using yellowtongue, you will need 450 centres in the floor. One option is to use redtongue. This is a bit more expensive, but you can then use 600 centres in the floor and the extra cost of the redtongue is a lot less than the extra cost of 450 centres. the floor is a concrete slab, and it is a brick vaneer construction. the 90x35 at 600 centres is in line with australain standards, but generally the builder prefers to use the smaller centres and thicker timber for more stability. My question is would you take the option to save $2500 and do all 90x35 at 600 or compromise and do half and half and save $1250, or just so the 90x45 at 450 centres. This is 100% true.
