Browse Forums Building A New House 1 Dec 03, 2008 9:00 pm Hi All, We have been lurking around these forums for a while now, gaining a wealth of info from everyone here, so thought it was time to contribute. Following Toast's successful build, we thought we'd pick up the Urbanedge story, with a Larne 002. We are building in the northern suburbs, on a nice big block (approx 840 sqm). Prefer not to say where exactly, bit cautious when it comes to security on the net - not to say that you're all weirdos or anything I did say not all... Nutshell version: bought land in May, settled in June, signed contracts in August, began building on October and hope to be at lock up before Xmas. The other half has set up a blog, (yet to be finessed by my good self), so for a rough look find us here: http://www.devohosting.com.au/fringedwellers I will fix it up and post some pics on this thread later in the week, but just wanted to get a start and say hi, thanks for all of the info and guidance along the way. We also choose UE but the Lowe 001 design (within our budget). I read your blog and mentioned a slight increase on site cost. They are marketing a fixed site cost promo. So I am just wonderin about your increase cost. Re: Building an Urbanedge Larne 002 - almost finished pics 3Dec 04, 2008 7:45 pm Hi enzo,
We initally signed up with PD and the sales rep there gave us a guesstimate of the site costs, which the urbanedge rep pretty much agreed with, based on 2.5m fall across the whole block. Once UE did the soil test and survey, it turned out that it was a 5m fall across the block, 2.5m across the building envelope, so the price was much more than we had expected. Once we had the price though, they fixed it, whether we had rock appear or not - we didn't, it's all pretty much clay where we are. Going to make the landscaping fun... We loved the Lowe too, in fact in trying to get the price down, I played with changing a few things around in both the Lowe and Ludo. Ended up just recreating mini-Larnes which were only a few thousand short of the real thing, so just bit the bullet. Have you started building yet? We have a 20 week completion guarantee which I think is standard, so hoping to be in by late feb/early march. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Our block after settlement in June - shows how dry it was. Looks like summer Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Cut and fill - late September 2008 We have 2.5 metres fall across the building envelope (5 metres across the block itself). It was touch and go whether Urban edge would build on it at all. I am sure there will be challenges with it ahead, but this is the cost of a block with a view. We would have loved to have gone with a split level, custom build, but it was just not in our budget. Drainage has been added at the base of the cut around the perimeter. With the heavy rainfall recently we have noticed some erosion, so we may need to have retaining walls at some stage. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Frame, windows in and roof up - from late November Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ It was not until we had the frame up that we could get an idea of the views. We had guessed at what the views would be like out of the various windows, but it is too hard to visualise. You also don't get an idea of the size of the rooms you have changed. We were very shocked at the size of the walk-in wardrobe, as it looks huge. It basically uses the same space as the ensuite alfresco. Urbanedge moved the hallway cupboards into the second bedroom hallway, which takes up a bit of space, but there is lots left. Frame and roof - from rear It is quite amazing how quickly the frame and roof go up. We had a slab for about four weeks due to a shortage of framers. Once it started it went up so fast. We were very excited to see the roof last week. Although our home included tiles, we upgraded to colorbond and eaves and it was great to see it up. I was very pleasantly surprised to see sarking had been installed. This was never mentioned in our contract as I had never heard of it (really should have asked a relative who installs colorbond roofs). Anyway it appears that this is installed as standard with Urbanedge. They do offer Colorbond as standard with their Rouge in Doreen, so I guess it is something that they may do quite a bit. I am going down to the block later today to see the progress. Like many other Urbanedge customers on this forum, things seem to move along quite quickly. Apart from some small communication issues, we have been very happy with the service. We have identified some small issues, but have a meeting with our site supervisor during the week. Luckily we have family members who are builders and other trades so we can make sure everything is up to scratch. I always loved UrbanEdge, but never took the time to go that far for their display homes. You may remember me as "pringles", on such websites as Homeone. Building Atlantique Mk2 with Carlisle. At completion stage. Regards Re: Building an Urbanedge Larne 002 - almost finished pics 7Dec 07, 2008 7:35 am Shocked at the size of the WIR? What a nice surpise.... You can never have too much wardrobe space.
There are a few Urban Edge homes going up near us, and the facades are nicely different to all the dozens of same-same houses surrounding. I just took a look at the website and they do have some great designs. Might go for a drive to Doreen later, I'm interested in checking out their display landscaping. Re: Building an Urbanedge Larne 002 - almost finished pics 8Dec 12, 2008 10:00 pm We went to the house yesterday afternoon and were pleasantly surprised to see the windows were all in and the brickies had started.
Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ It was great to see the Austral chocolate bricks on the house. We are hoping that colour combinations work. Urbanedge are very keen on getting us to lockup before Christmas. After about a months break we are hoping to be at handover by late Feb early March. You must be so exicited about the progress of your house. I love your floor plan particularly the kitchen. If you don't mind me asking, what is the colour of the splashback in the display kitchen - it looks so clean and lovely. braveheart Re: Building an Urbanedge Larne 002 - almost finished pics 10Dec 13, 2008 10:28 pm Hi braveheart,
Yes, it is very exciting to see it taking shape. The display kitchen has a caeserstone splashback in the same colour as the benchtop (sage). They offered this when we were looking at it, but were in the process of discontinuing it as an option, as there was a concern that the adhesive was leeching fumes. Needless to say we opted for a glass splashback (starfire) with white paint behind. I love, love, love the kitchen! When we walked into the house, purely to check out the colours, I walked into the open kitchen area and saw that bench and it took my breath away - this is what sold me the house and on first glance. The only thing that bothers me is that "we" (not so much me), decided to go with the linen colour rather than the sage and I'm regretting that decision more and more with each passing day. I love the sage, just adore it and that was part of the whole kitchen thing that lured me in. I have to say that FD2 has always had an excellent eye for colour and design and has proven right on many occasions with his foresight, so I trusted his judgement on this. I still do, I just hope once we get in there that I don't look at the linen colour and feel disappointed. I know, such a small thing... Anyway, thanks for your interest, we'll update further next week. FD www.thebedbug.com.au Children's Licenced and Treehouse Manchester for all of those new rooms! If so what estate is that? Re: Building an Urbanedge Larne 002 - almost finished pics 14Dec 14, 2008 7:58 pm Hey Andy,
That's the million dollar question! Yes, Mernda/Doreen way... not wanting to get too specific. It's a gorgeous area, I drive through on my way to work and it's like being in the country. I don't expect anything to happen before then, with only a bit over a week away from xmas... Re: Building an Urbanedge Larne 002 - almost finished pics 16Dec 14, 2008 9:36 pm Hi Fringe dwellers,
I am sure ceasarstone linen will look just as good. What size edge are you having? The display house looks like 80 or 100 mm edge. We are having a 60 mm edge although I wanted 80 mm edge - we are not having the waterfall because of cost. I am also contemplating having a glass splashback (antique white usa or silver). braveheart Re: Building an Urbanedge Larne 002 - almost finished pics 17Dec 15, 2008 7:48 pm The benchtops are 100ml which was standard with the Larne 002.
We got the lovely vinyl wrap glossy white cabinets too, so decided against getting waterfall benches. The other change we made to the kitchen was to get a double undermount sink instead of the single. They are so big and deep! Might pop by and have a quick peek tomorrow and see how much further on the brickies are since friday... Yes they are moving along well. Urbanedge seem to have a reputation for being pretty efficient. The brickies are doing a great job. Saw them at work last week and they really appeared to be know what they were doing. Hopefully things continue this way.
