Browse Forums Building A New House Re: Building an Urbanedge Larne 002 - prelim inspection 61Apr 24, 2009 9:43 pm Hi Raeking, Yes we love the facade and love the way it turned out with our colours. We would have liked the render on the feature pillar to be a bit darker, but it is so hard to tell with samples. Once the sill is rendered and the cedar coverboard placed over the downpipe, it should look great. We should have our handover inspection on Tuesday. It has been a long drawn out process but we are very nearly there. More details posted soon and on our blog. We didn't get an inspector but got a family member who was a builder to look over it and he said it looked good. If you don't have someone like this I would consider it as each build could be different and the SS may not pick everything up. If your build is also a bit different from the norm then I would definately get someone to check it out. The only change we had during building was the brick colour as our original was not available. We have also requested a change to the Walk-in Pantry as the fridge cavity is not big enough for our fridge. There have been some areas that we were not happy with and Urban Edge have been more than willing to fix them up straight away. Our SS is sick of us and will be glad to see our home signed off. Were are you building? I love your floor plan. It looks quite a bit different to the standard Ludo. Huge living area and I love the study. How many squares is it now? Urbanedge do move quite fast at the start, although ours slowed down quite a bit in the end. Our build was supposed to finish at the start of this week. When handover happens we will be about 10 days overdue. FD2 www.thebedbug.com.au Children's Licenced and Treehouse Manchester for all of those new rooms! Fringe Dwellers - Building Urbanedge Homes Larne 002 www.devohosting.com.au/fringedwellers Re: Building an Urbanedge Larne 002 - almost final pics 62Apr 24, 2009 9:53 pm After quite a few delays and loads of touch-ups and small fixes we are almost there. Although we had to cancel our handover inspection today due some items not quite being fixed, we met with our SS. We went through some of the final things that we want retouched or cleaned up. Overall the house looks fantastic and all but two are minor. The only major sticking points are that the water heater has been placed in the wrong spot and our refrigerator cavity is too small for our fridge. The water heater is a hard one to fix as it would require the removal of the bricks in south side of our home and the replumbing of the hot water pipes. Considering how long we have waited so far and the chance that the bricks may not match, this is something we are not even considering. Being in the wrong place, the water heater will restrict our placement of water tanks and result in water wastage at the other end of the house. We are hoping to negotiate some form of compensation. At the handover inspection we discovered that our fridge cavity in our walk-in pantry is too small for our double door fridge. The fridge itself fits in, but there is not enough room to open the crisper drawers etc. We had specified to our sales consultant that we needed a minimum of 100cm. Somehow this was lost in translation and become 100 cm from stud to stud. Once plaster was added we were left with no where near enough room. Urbanedge have been very understanding and are suggesting that we move some of the pantry shelves and move the fridge to a new space in the Pantry. Hopefully they are able to come up with a solution that works. We will have final handover inspection on Tuesday and hopefully the settlement either Friday or Monday the week after. The front of the house is nearly completely finished. All that is left to be done is a new cedar coverboard on the edge of front window that will be used to conceal the downpipe, the render on the window sill and the repainting of our door frame. The door pipe was originally going to visible in front of the window, but our SS came up with a great comprimise, so it should be barely visible. Luckily for us it was included with the house (as displayed). I have heard that it can be expensive, but am not sure. Ours was done onsite which I thought was strange. We would have thought it would have been done in the factory. Cheers FD2 www.thebedbug.com.au Children's Licenced and Treehouse Manchester for all of those new rooms! I think our doors may be a bit higher due to the 2.7m ceiling height. They looked great today after they got they final coat. Sorry no pics today as the painters were everywhere. They have a real quality look about them. FD2 www.thebedbug.com.au Children's Licenced and Treehouse Manchester for all of those new rooms! From what I have read it is a requirement for any roof under 25 degrees ( which ours is due to the eaves). Compared to most other builders, their colorbond pricing was quite reasonable. What does the Larne 004 look like? There is nothing on their site. Good luck with your build. Where are you building? Thanks Jodie 80, We weren't sure about the windows initially but once they were stained and when the coverboard goes up they should look great. The main living areas are a bit different and has a retreat in the minor room area. Happy about the sarking It was one thing we forgot to ask about. Re: Building an Urbanedge Larne 002 - almost finished pics 73Apr 24, 2009 11:34 pm Hi Hornet18, I love that design especially the kids retreat and the fact the minor bedrooms can be closed from the living area. We didn't think about Sarking also and where pleasantly surprised to see it in when the roof went up. FD2 www.thebedbug.com.au Children's Licenced and Treehouse Manchester for all of those new rooms! When handover happens we will be about 10 days overdue. FD2 Hi FD, We are building in Point Cook. Thanks for appreciating the floor plan, I'm very pleased with it too. The original Ludo 002 was 12.83m (width) x 20.76m and is 22.94squares. Ours became 16x19.98. It came up to a total of 27.66 squares with the addition of the study and widening of the garage. It all started with the flipping of the house plan to make the garage in the correct position for the crossover. Then we got all these "dead" spaces and trying to find a solution for it. Did you get compensated for the overdue days? Any updates as to the handover? I'm excited for you!!! We were supposed to start the build around the same time as you did, so I was thinking... our house could be at the same stage as yours Cheers!
