I haven't been around here for a while (no phone or internet in our estate yet and i work from home...handy!). But just wanted to say hi! We've been in our Larne for a while now, and we're still very happy overall. Our neighbours two houses down the street aren't so happy though. They built the Rouge or Zerne (i think), and have some real issues with Urbanedge. Almost entirely due to poor communication. We had the same thing dealing with the office people... so just something to be aware of. Not terribly responsive or proactive. Fortunately for us, we didn't have any real problems with the build... just the handover was a bit of a mess. Their processes need a bit of work! Hope it all goes well, it's looking good so far! Yes we followed your posts throughout most of your build and really appreciate your updates. It gave us some confidence that Urbanedge was the company for us. We have found communication to be pretty inconsistent also. I guess we all assume that the levels of communication we are used to in dealing with most businesses would be the same, but it seems the building industry feel that this is not so important. It does get frustrating at times, but we now make the assumption that we do need to follow things up and get everything in writing. That being said, every time we have asked for things to be followed up urgently they have. The build so far is going well. Thanks for the tip and we will be keeping a close eye on things. I feel for you in regards to phone situation. I am also a web developer and this is one of my fears. I do have a backup plan but this means a bit of driving. I've seen your kitchen tops Toast. Did you put your kitchen sink in the middle? Almost all their sinks in their designs are in the edge. I think there would be enough space if you put the sink in the middle which we are contemplating. Did both of you choose fixed glass panel to ensuite shower instead of shower screen? Most of the printed material we read tended to suggest that the shower screen was standard. Even the sales rep was confused. The Larne 02 display had the fixed shower screen, so this ended up being standard.

Your build is moving along so quick! Our Atlantique Mk2 was going up at that speed too! Now we are at Completion Stage, with site start on 2nd September 2008. Render applied, painting started, etc... Your place is looking great - in real life! Drove past it today and recognised it from your posts on here. Would you believe that we considered buying that block late last year, but decided on another as we have small children and wanted to be off a 'mainish' type street. What a small world! Great spot though! Great proximity to the park, and you must have a great view to your left! Hope it continues to go well for you. Thank you for being discreet about the location. Yes, lovely views, from the front and also from the living areas and backyard. Should be at lock up next week, we went by yesterday and the plastering is all done, brickwork is nearly finished. Brickies were finishing up at about 5pm on a saturday! Did you buy locally? No problems re not disclosing your location - we all value our privacy. Yes we did end up buying locally. Your exact location was our 1st preference, but we ended up buying about 0.5 -1.0km away from you. We have signed with PD but don't start building until next year. I've had a look at the UE website and I must say that they and your design look very impressive! Hmm, too bad I've signed the contract! How do they compare dollar wise compared with the other big builders? Hope everything keeps going smoothly for you! So does the larne02 have a shower screen in the ensuite shower? The larne01 doesnt.... We added one because we added a second shower head to that end anyway. Our sink is offset to one side. I probably wouldn't want to centre it, because although the bench is huge, you'd lose the prep area directly opposite the stove (in the larne01 anyway)... the larne02 has the stove and ovens the other way round... so you probably could do that. No it just has the standard wall as per the 001. The main bathroom has a double sized shower with frameless glass as standard. Initially we thought they were too expensive, but once we worked out the cost of flooring, electricals, lighting, flyscreens, locks,eaves, colorbond, kitchen extra etc. Urbanedge came out in front. It was also nice to know that the house part will be complete on handover and we just have to move in. There were some big savings made in their "as displayed" pricing. The cost of reproducing the kitchen with PD would have been huge. We really liked some of PD's designs, but the lack of certainty with pricing and the lack of storage (we looked originally at the bardot) eventually put us off. We've just obtained formal approval on land down in the south eastern suburbs, and in the midst of obtaining preapproval for the home. You guys all know how it goes, if we look at another home I think we'll die. Anywayz, as first home buyers we'd decided on a PD home.. - until we stumbled across UE's Ludo 002. Ultimately it fits us perfectly in both design, price and of course UE's styling. Here's some questions for anyone thats had dealings with UE: After close inspection of the display Ludo 002, their sales rep has stated that a) The displayed 2550 roof height is not standard. b) The displayed low voltage downlights are not standard. c) The displayed cabinetry in the master b'room and laundy are not standard. d) The fully tiled shower bases are not standard. All other options included in the $9k urban options package (such as evaporative cooling etc) ARE otherwise included. - None the less, when you add it all up it still works out to be better value than the PD we were planning on building. However, I've noticed that the UE website claims that ALL of the above are standard features.. weird hey. Your thoughts or experiences? We loved the Urbanedge Ludo 002 also and nearly went with this design, but ended up going for the Urbanedge Larne 002. When we signed up, the urban options were not available. It was all as displayed ( edge series). I think the options was a way of providing a house that does not seem too expensive from the competition ( even though as you and we discovered when you add it all up they more than often come out ahead). Most customers think their homes are too expensive rather than comparing exactly what you are getting. I suspect the display itself and what is listed on the website are their edge series ( which would include everything displayed except air conditioning). The website is quite limited and does not appear to have been updated that regularly. What standard ceiling height does the Ludo 002 now offer? When we looked at it, 2550 was standard. We actually were looking at increasing it to the same height as the Larne (2700), which added quite a bit to the price. I must admit their marketing can be a bit confusing. This has been my biggest criticism. They have a great product, but their marketing material is not up to their competitors. They also probably have not updated their house inclusion sheets on the website and provide next to no info on the Options. Have you spoken to a Sales Rep? They would be your best bet with figuring out what is the best option for you. FYI, we found that their markups were generally quite reasonable for items not included in the standard home. We added eaves, colorbond, 5-star heating and a different front door. Where it does get expensive is when you try transplanting features from one home into another. In our case we looked at the Larne 002 kitchen in the Ludo, but it was too costly. When you do speak to a Sales Rep they can generally give you an idea of the costs. Finalising pricing however can take a while once it goes through their office. We found it quite frustrating waiting for final pricing, but apparently this is quite normal in the industry. Yeah, we've had some intial conversations with an UE rep over at the Ludo display in Derrimut. Everything's a little in the dark at the moment as UE arent answering their phone until the 19th Jan, hence our eagerness to find out what we can in the meantime. An elevation drawing of the Ludo that was emailed to me shows the ceiling height as being 2440. Not sure if that is a common height or not, as I thought that 2550 was pretty much the standard these days. Ultimately I think youre spot on regarding their web and marketing. It seems that they like to push the whole "as displayed" concept (due to the fact that it's relatively unique), whilst at the same time they're having little urges to start treating "this and that" as extras. Not that there's anything wrong with it, though they really need to get the marketing materials up to date as it's all somewhat contradictory. Basically the Ludo 002's current pricing is as follows: 1) - You walk around the display and get really excited about it. 2) You ask how much and find the following.. - The brochure price (in theory as displayed) is $164,300 - Pay an additional $9000 promo price to get the ludo to displayed urban options specs. (EvapAir/Carpets/Tiles/CeasarStone/etc.etc.etc. - Good value in this) - Pay an additional $8000 to get the facade as displayed. - Pay an additional $1900 to get the shower / ensuite as displayed. - Pay an additional $2500 to get the master bedroom cupboards as displayed. - Pay an additional $800 to get the laundry cupboards as displayed. - Pay an additional $3000 (approx) to get the downlights as displayed. - Pay an additional (as yet unkown) amount to get the roof height as displayed. (I think 2550) - Pay an additional (as yet unkown) amount for flyscreens and window locks as displayed. Pretty interesting considering the brochure he wrote the prices in pushes their "as displayed" policy in the front cover! lol I guess the good thing in all this is that it allows for leaving things out to save money. ..I wonder if we were to NOT choose the Urban Options $9k promo, then all the other items would revert to the "Edge Series" standard inclusions that are listed on the website?? Most of their recent marketing seems to be quite reactionary and some in some instances contradictory. If it was not so confusing I am sure they would have many more customers. I must admit when you add on all of those figures the options does not look so attractive. I wonder how much the edge series would cost. In our old brochure it was priced at $183,600 but did not include Caesar Stone and Evaporative AirCon. Good luck with getting through this stage. We found the stage you are at as probably the most difficult in the process so far, although we are expecting other hurdles along the way. Yesterday and today's heat made me look at again at my Lowe 002 design. I'm pretty sure that the front windows will receive great amount of unwanted heat. So based on the other information on this forum eaves will be one of those protections. I'm wonderin since you extend your eaves may I know by how long (not the whole area but from the wall only)? What direction is your house facing? Ours faces east and the eaves do make a big difference. This time of year, sun only starts to enter the house around 5pm from the west. We have 450mm eaves. I am not sure if they offer anything wider. From memory they are the widest. We are very happy with them and think that they are a good investment.
