Well Cielly and me have decided to build a Impression 38 MKII. Just was wondering if people could give their advice on our idea of a facade. The black portions are 'black tiles', the blue-ish tinted area around the portico is going to be bagged and painted to that color. Are your front door and windows above it stained timber? If so, I would go for a timber-look garage to tie in with them. If so, I would go for a timber-look garage to tie in with them. :) The doors hopefully will be timber (we asked for the ones below in the picture), so i'd like to see the upstairs ones also stained the same color as the ones downstairs. Window frames I think will be aluminum to cut down on maintenance (i'm lazy and want to minimize my maintenance). Edit: above the front doors is a balcony, the front strip in front of the balcony we're going to make a strip of tiles (charcoal colour). I've modified the design slightly again, to remove the 'full face brick' front as the option was costly lol. We decided to go with the cheaper rendered blue board option (not sure if this is a good option, but i read we could render blueboard). Any suggestions on colours for the center? I personally think the portico would be better in a more natural colour like Jasper or something with a more brown base to match your wall colour. What is the roof tile colour? Hey Stonecutter I wasn't sure what the range of roof colors were so I just went to the bristle site and randomly took a sample of oen of the colors and dumped it in. In terms of the guidelines, it will be rendered anywhere their was previously lightweight cladding (blueboard that is rendered). It will be face bag and painted in the portico (not sure of colors, but when I go home today i'll try a earthly tone to see how it looks). Full face brick is the standard for the Nova Terrace, doesn't cost any extra. It's the rendering that adds $5k to the facade cost, or are you going for more expensive bricks? I can't see it on the Trend website - they'll only do their standard range of colours. Our garage door will be the Classic Cedar timber look and we'll be staining the front door as well to match (if you are requesting a timber door - standard inclusion is just clear varnish which doesn't match the garage door at all. You need to select a stain at extra cost - we're trying to do that at the moment and having great problems colour matching). But rest of windows are just white aluminium. After 4 years - we're in! It's the rendering that adds $5k to the facade cost, or are you going for more expensive bricks? hmm... we were told that standard is lightweight cladding on first floor, brick on ground floor... where the WIR is and the retreat area is = that's the only part of 1st floor that's face brick... it's extra to make the whole house brick... or something like that... Well this is hopefully a more realistic rendition of what we want to have. Please ignore the lightweight-cladding being white, I'm having issues on photoshop coloring it any other color. Cost wise based on our conversation with the builder today, we think this is doable and will look nicer to us.. (full brick for the home is too expensive for us to consider, surprisingly stack stone to the portico will be cheaper then face brick everywhere). Though to be on the safe side - I'd see if you can show this to Mark Pardi or Matt ** (who approves externals) - they'll be able to tell you whether there is too much face brick or not.
Don't want to price up this facade and only find out they won't approve it. Compared to the sales centre and display homes - there's a larger % of brick in the facade (they are supposed to be a good example of the design guidelines) After 4 years - we're in! That looks like it would lend itself nicely to a mix of materials to meet your design requirements. There is also a smaller area on the front porch for tiles which would make it cheaper presumably?

I agree with BB about the Sovereign - the stack stone would look fab on the purple rendered part. Then you could Moroka the RHS and then colour the lightweight stuff the same colour as the Moroka. Moroka was fairly reasonable - I think it was $10k for the sides & rear - so if you're only doing the front - I'd estimate around $3k. Was the face brick expensive? After 4 years - we're in! I thought the Sovereign was the top one and the Esprit the second one with the purple.
Anyway, I like the first one whatever it's called. I leave you to fend for yourself, figure things out yourself. joles - is this more of the traditional facade you're talking about? Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ sc - the protrusion behind the garage on the LHS of the picture shouldn't be there... the drawing we got from them was a "Trinity 32 (?) - Nova Terrace" they just printed one out as a guideline for us to "colour-in" and have a play with what we'd like the facade to be... the only real changes we're doing to the facade is that we're putting stackstone on the portico pillars... everything else is left standard so we didn't need to pay for extra face brick costs coz that's too pricey hehe Thank you @.
