I think if we hadn't gone with the Modern Facade, our 2nd choice was the Sovereign. After 4 years - we're in! I'm afraid that if we decided to go for the sovereign facade that it won't have that lower storey verandah due to the fact that the top part (which will be our masters bedroom) and the bottom part (which will be the home office) are sitting directly on top of each other... so no verandah for us... we shall have a play at the different facades anyways luckily, we haven't got tender back so we still have a few days to decide... hopefully... sc - we would have loved to go for modern facade, but our budget just doesn't allow for it Re: Building our first home! - need help with facade 24Dec 08, 2008 9:53 am The only problem with the facade pics, as Nav as kindly pointed out to me, is that what you see isn't what you get.
All facades are brick down the bottom and boards up top, so everything has the same starting point. You have to basically mix and match your own material options. Rendering adds $5k or so, full bricks in lieu of cladding to the top level adds $5k or so. According to the display house tender, that stone stuff on the front adds an extra $16k. We're going for the Nova Terrace facade with partial render, haven't the slightest clue how to do it all through photoshop. Thought about the Esprit but we prefer the Nova Terrace and its pitched roof above the garage. If you're at The Ponds, get them to give you the address of some houses that have the facades finished. We had a look at a few in The Ponds on the weekend and it gives a bit of reality to the images. Hmm.. are you sure about not having the verandah? I got the impression they would just extend the front out so you do get the verandah, and that is what you are paying the extra for, for that facade. Likewise, we found having a big balcony didn't matter, just as long as there was one. Those two, coupled with our desire for the pitched roof over the garage plus wanting pillars from ground to roof led us to Nova Terrace. I know I'm going through all the facades now, but how about the contemporary? That looks quite good with the standard cladding at the top and a bit of render at the front.

Any decisions on the facade guys? ahaha, wow, lucky you bumped this... i totally forgot about this thread we're still going for Nova Terrace facade... the porticos will have stackstone, with the balcony edge (facing the front) tiled... the jutting out portion of the "Master BR / HO" will get Moroka... the rest will be standard NOW... we're dreading our colour appt... so not ready for it we should be getting our architecural drawing plans back soon!!
