Yes you can pull out after you sign the contract, I think you have 5-7days cooling off period. There would be some penalty I would imagine - for their services/ working drawings, costs incurred etc. But hopefully it won't come to that for you. Just be super prepared and know exactly what you want....we didn't make any structural changes, but we did add and change a few things between tender and contract...and these were called PCV's ( even they were actually made BEFORE contract...maybe they should call them Post Tender Variations! ) It will be hard for you to make any changes of any nature 7 days post contract.....I'll be lucky if I can change the timber stain colour!
