This is my first post, however, I have been reading your posts for the past month or so. We have received our preliminary contract and have made final changes for final contract. We are about to take the plunge and I thought it would be a good time to see if people have had major problems with this company. If you have any comments on this I would love to hear them. We had a pretty good run with M3tricon all the way through the process but as you might have gathered by now others certainly didn't. Clients have been known to have major hassles with the pre-construction stage both in Vic and around Brisbane. However, most of us that actually got through the contract negotiations and entered the construction phase with them have been fairly happy down this way. Re: About to sign with M3tricon. I still believe they build fantastic houses... unfortunately for me, the pre-construction madness just went too far and got too much.... and I lost all confidence in the company. We have had a pretty smooth run with the pre-construction stage. Although this may be because I have a delayed settlement on the block of land (signed contract in August 08, don't settle until 31 Jan 09) which takes any timing pressure off. We are building a Denver on acreage and m3tricon have been pretty good in allowing changes, although they do sting you for the privilege. The final contract price is more than double the base price, but it is still cheaper than getting a custom builder in. Things must be slowing down in the building industry because my sales consultant told me they completed a house recently on the gold coast in 4 months. (plenty of tradesmen around looking for work). They just couldn't/wouldn't get our paperwork right. We recieved construstion drawings that were still wrong. They had worked on our plans from April til October (I think) and still got them wrong. But we were originally building a different house with them and that process was absolutely flawless. I really believe that it is the luck of the draw as to who you get put on your file..... sounds like you've had competent staff so far. The only advice I can give you is check, check, check and check again everything, every minor detail of your plans. And keep on top of them during your build. Which Denver are you building? The 43? Sounds like you were dealing with some pretty incompetent staff. We started off with a sales consultant who was useless, we gave up on him after 2 weeks, but we moved to another one. The new one (female) is very thorough in all her documentation and seems to be doing a good job. We are building the denver 46 but have increased the floor area to 65 squares. 5 beds, 4 car garage, workshop, 6.5m x 3.5m study, childrens retreat, increased hall to 1.8m wide, reversed living areas so kitchen is at the front of the house. Any Suggestions? 11Nov 25, 2008 7:55 am Snake 65squares, jeepers you will need to reserve 2 days just to get the vacuuming done I really liked the Denver, it's an awesome plan, especially with a kids' retreat; the only problem we had with it (aside from the whole orientation thing) is that the bedrooms are all down one end of the house and the entertaining/living areas are all clustered up the other end, which makes for everyone getting under everyone else's feet to be a common occurrence. Day X: receive plans for sign off. Day X+1: go back to M3tricon with changes. Day X+5: M3tricon sends plans back. Day X+6: we go back to M3tricon with more changes, or reiterate the ones we mentioned on Day X+1 that haven't been actioned yet. Day X+10: M3tricon returns plans for sign off--and some of the plans are from the original Day X edition, some are from the Day X+5 edition, and some of them are brand new. My partner and I are also in the same position as yourself. We are due to sign the contract this saturday. The only delays we have had so far are just from the developers and approvals. Any Suggestions? 17Nov 27, 2008 2:58 pm they are OK if you are not in a hurry for your home to finish on time. ours got delayed by 2 mo (total build time 11 mo for 2 storey Nolan 44in Melb) .
we did not have major problems. Electrical team is apalling - forgot wiring for sensors, junction boxes for fans didnot have appropriate location near timber, no provision made for fan wallplates, A/C switch provided on exterior , alarm strobe placed on less visible part of the house. I wish we had an electrician look at the drawings prior. Plumbing team is horrible too... water tank connected to least effective downpipe.. and visible from formal lounge (I will grow creepers but it shd not have been done this way in the first place) greywater diverter is permanently diverting water into the garden and glued in that position so, inspite of handover i am unable to use laundry. Otherwise we are quite happy with the build. SC was quite approachable. good luck and happy building!!! Re: About to sign with M3tricon. vpande - 11 months is outrageous. If ours takes that long I will not be happy. I have a mate who was a builder but now operates a charter boat, he has volunteered to be my chief inspector. So I am going to drive them crazy checking everything, but at the end of the day hopefully we will get the house we want. Re: About to sign with M3tricon. If you're building 63sq..... I'd be looking at around 18months with M3tricon. And to upload photos, you have to use a hosting site such as photobucket and do it from there. Because things have slowed down in the building industry we have been given a rough build time of 7 months. Our house is only single storey which is apparently quicker and easier to build.
