I have seen a few people recommended a pre-plaster inspection, but what need to look out for? My SS told me that the plaster is going to up in the next few days, so i am not sure that whether i need to get Kevin to do an inspection, but what need to check? can someone please advise? I think it should be a mandatory inspection. We had Kevin do ours and it was also the time he looked at the bricks and other things, it's where he found some really serious issues, especially with the bricks. Thing is, once the plaster goes up, whatever issues may be hidden behind it are out of sight. Really worth the investment. They said they may have to have plaster done first, so not sure how this work? Wouldn't you brick first because if it rains the plaster could get ruined. It seems strange to put plaster on before bricking or roofing is done. Not sure about this one, maybe someone else has done it this way and can provide better help. But sound like he can only get the tilers come and complete the roof tiles (suppose to be done 2 weeks ago) in the next few days, and he also said that the brickies has been arranged to come onsite this Wed, so i have a feeling that he trys to get everything happen about the same time... FRAME STAGE IS THE MOST IMPORTANT INSPECTION! The plumbing, electrical, wall placement, framing, trusses can all be inspected! This is where the builder gets to hide ALL the ******* stuff. Thinkgs like copper touching metal (Very bad!!) rips in sisal, bad plumbing and electrical, walls out of square and not in the right spots, lack of corner blocks in framing .... etc etc... All of this is covered! I forgot about all those things too, although Kevin picked up a lot with ours, I was so caught up with all our brick problems. We went with: BSPR Consulting Engineers (Menai) (You can Google them) Why? I hear you all ask. At the start of our odyssey we were put in contact with a couple who had almost completed a Clarendon project. I think we met these people through friends of my wife's parents. We had a session with them one afternoon at which they did a complete "brain dump" in an effort to warn us about all the pitfalls that awaited us. It was an incredibly thorough briefing, and they were referring to notes. We were impressed with this couple who appeared to be inveterate nitpickers who had a good grasp of costs and were very determined to take no $hite whatever from any supplier they encountered. I suppose they are at least partly responsible for the fact that we have our eyes wide open in our dealings with various companies in this exercise. They could even be H1 members, I don't know, we don't keep in touch with them. We have yet to receive a report from this company, the first inspection is due at pre-plaster, so I can't express an opinion on them yet, only to say that we were impressed by the people who recommended them to us, word-of-mouth. We would of course be interested to hear from any of you who has experience of this organisation. I think their prices are around $200-$300 per inspection. Built the C£arend0n Cambridge: Moved in. Re: Pre-plaster inspection - important or not? 15Nov 26, 2008 5:39 am claego i had the inspection done by Kevin in frame stage already, and i am yet to receive the report from him claego, have you tried sending him a friendly reminder email? I found I had to send him one after each inspection to follow up on the report. Had it out to me as soon as he received my email. For the record I got him in for frame and pre-plaster inspection and would recommend it totally. It is a must. I was a bit hesitant about the inspection as well, but thanks to H1, we got it done, and no regrets. Best money spent in our building saga! I'd wait to do the pre-plaster inspection when all the bricks are up and before the plasterers start. Don't let the builder start the plaster until you have had Kevin come through. You don't need Kevin until the bricks and roof are done, but the problem for you is that the builder wants to plaster before bricking, which means this will be the only chance for Kevin to check all the rough ins etc., which are normally all part of the pre-plaster report. I just don't understand why they would plaster before the house is at lock up. If it rains the plastering will get wrecked. Then again I just don't understand a lot of things with building. I think go back to the builder and ascertain from them exactly how they plan on doing this. I'm thinking that they are just throwing things out there at the moment and haven't really thought about it. Can't see how the brickies, roofers and plasterers all want to be on site together, they usually like their space. I'm guessing even though the builder is trying to get it done you will have a few days before the brickies finishing and the plasterers starting which will give Kevin time to do the regular pre-plaster, allowing him to also check the bricks. The one thing that seems to be consistent with building, nothing happens when they say it will. The worst thing you can do is sign a building contract without a pre contract review.
