My brother lives in an estate in the western suburbs of Brisbane, and during last night's storm, the ceiling in the house opposite him collapsed. He was giving the owner a hand with the cleaning up this morning, and she seemed to think that the problem was caused by the lack of sarking under the roof tiles. Her house was built by Plantation Homes and apparently they don't include roof sarking as standard - it's an optional extra (obviously an extra that she didn't include). So the rain came in underneath the roof tiles, built up in the roof space, caused the ceiling to collapse and now her house is unliveable. My brother said there are a few other Plantation Homes in his estate that had the same problem. Apparantly she got in touch with Plantation Homes and they told her that since it's past handover (she's been living in the house for a few months), it can't be considered a Design problem, and is something that she'll have to sort out with her insurance company. When we were looking for house plans, we liked a few Plantation designs but never took them to contract stage - so I don't know if the sarking is included in the contract or not. I ha dheard this through another poster in this forum as well. The winds were pretty strong, but you'd hope that the roof will keep the water out under most conditions. On the face of it this certainly puts me off Plantation as a builder. Is this an excusable problem? IMO it's more likely some weakness in the design or assembly of the tiles.
Our project doesn't include sarking as standard, but when we picked a dark tile colour (naughty us) we had to add sarking to satisfy BASIX requirements. Built the C£arend0n Cambridge: Moved in.
