Browse Forums Building A New House 1 Nov 19, 2008 1:52 pm Hi everyone,
This is my first entry into homeone, which is a great site where I've spent countless nights reading. We've just arrived in Brisbane and have a property in Fairfield. It's a 600 sq meter block with a 15 meter frontage. From the front of the block to the back, there is a 6 meter slope, going upwards. The length of the block is 40m . I''ve called Plantat1on and Ad3nbrook and discussed whether this is a problem. Plantat1on has basically indicated that this is a show stopper and cannot build thier "Oasis" home on this block. Ad3nbrook said the same but will find out if thier Springfield homes that theya re building on sloping land would be appropriate for me. Does any one know of a display home company that will do homes on land that has this type of slope? Or even better, has anyone build a home on this type of slope? Can you give me any advice on this? Thanks, Herbert Re: Building on a sloping Block 3Nov 19, 2008 2:08 pm Cleishy If you were in Melbourne I would say to look at LP Warren who advertise themselves as the sloping block specialists. Hi Cliershy, Thanks. We are in Queensland. I must say that I've been impresed with Plantat1ion and Ad3nbrook for sayijng "no" straightaway. Better this than having them experiment on my home. Herbert Re: Building on a sloping Block 4Nov 19, 2008 4:02 pm Hi Herbert,
Welcome to the forum! As you have worked out, it's a great source of information. I'm in Sydney and will be building on an upsloping block. Our slope is big enough to be a problem, but not so large that we couldn't build with a project builder. We have used a basic design, and have 3 levels on the ground floor. Our garage is dropped substanially lower than the ground floor, with the ground floor split. Upstairs will be all one level. I'm still waiting for council approval so haven't gone through the process yet to relay experience. A quick google search came up with K3rdic Homes in Brisbane as building on sloping sites. Don't know anything about them, but might be a place to start. I have found a really great site to get general info about sloping sites http://www.splitlevelhomes.com.au/series.asp. Whilst the builder is on the central coast in NSW, the info about the rise of land, and houses suited I've found really helpful. Hope it helps. Cheers Bel Still not in. Don't ask!? Herbert Re: Building on a sloping Block 6Nov 20, 2008 9:14 am I'm building on a site with approx 8.0m fall from back to front. I think the best suggestion would be to get a custom design done it will be designed to suit the site specifically.
As for specific builders im in Sydney so cant help you there. wish i knew how to post pics. I'd show you some plans etc. Re: Building on a sloping Block 7Nov 20, 2008 10:16 am Bananas I'm building on a site with approx 8.0m fall from back to front. Going to a custom design may be the solution. My sense is that this will significantly be costlier as I'll have to get deigns drawn and have the house sepcifically made for my block. I like the ides of the" mass produced homes" as I think that they will be cheaper as the designs have already been done and they probably store materials in a bulk fashion, hence cheaper. Am i wrong? McC3rthy homes have agreed to look at my block to determine if they can build on the land. They have suggested that they may have a split in the middle of their "beechmont" home. The sales consultant will show up at myplace next week. Not sure if it's a good idea, but will at least hear what they have to say. Meanwhile, I'll explore with Kedric homes who seem to have experience with sloping blocks and split level homes. Will post updates along the way. BTW how large is the house you are building? Herbert Re: Building on a sloping Block 12Nov 20, 2008 4:28 pm Bananas Do you have to have your images on photbucket to attach them or can you attach them from directly from your hard drive ???? Is there a way ??? HI Bananas, here is a post on attaching a picture: https://forum.homeone.com.au/viewtopic.php?t=1272 Try it and good luck! Thanks, Herbert Hello Herbert The best way to build on a sloping block in my opinion is to build on stumps rather than a slab. That way you don't have so many earthworks. See if you can find a custom builder who will do this, or even a kit home manufacturer? I had a quick look at the website and the houses look good and prices are also pretty reasonable. Do you know of anyone who have used them? If so what have they said about this company? THanks everyone for the help. Herbert Re: Building on a sloping Block 18Nov 21, 2008 10:33 am no don't know anybody who have used them. My wife and I were about to sign up for one of their house and land packages but decided against it in the end (not any problem with the company, just decided to go with another block of land). They have a nice split level display at the observatory in Reedy Creek. Have to reduce size of pics i think Hi Bananas, Whoaaa that's what I call s a slope! I don;t think ours is as much, but once you takea way the house, the slope may reveal itself more. Can I ask what it cost you to excavate ? I sense that we would have to do something very similar.
