Browse Forums Building A New House 1 Nov 18, 2008 7:31 am We have finally reached practical completion. Met with SS yesterday. We are now tossing up on whether we should get an inspector or not. We already had a pre-plaster inspection and it was given an okay by Tyrells. There doesn't seem to be much when we had a look yesterday, just a few paint touch ups and regrouting in some parts of wet areas. We are thinking of saving the inspection fee and accepting the house as is (after they fixed those things we have mentioned). We were careful we did not sign the practical completion list- we told SS we will sign it when ALL is fixed.
Should we get a private inspector to check? Re: Practical completion- Private inspector? 2Nov 18, 2008 7:33 am 100% YES!

We just really want to get our keys because it has taken so long. We tried to be very observant, checked all walls are plumb and gutters not damaged etc (thanks all homeoners). Our SS has been very accomodating, even doing things that is not in contract eg tiling the balcony ledge and filling the porch with extra concrete. We can live with cosmetic blemishes as long as the house won't fall on us in a few years! If you already have a contract, is the inspection cost stated in there? If not they would be forced to issue you a variation which you could of course object to. 12 25848 I would send it to the certifier who is technically your representative and working on your behalf not the builder's 1 2254 The HIA contract, in the term & conditions section states that "Commencment" is deemed when the drainage is started or the piers are dug or the slab is formed up (incase… 2 6150 |
