Browse Forums Building A New House 1 Jan 16, 2007 12:19 pm Ooops, didn't see the other topic (http://forum.homeone.com.au/viewtopic.php?t=1078) before posting my topic below. Thought I'd just leave it here, anyway, incase you want something to read.
Hi everyone, I am just doing some research on wether I should get an indepent home inspection done during the construction of my house. Has anyone done this and if so was it/has it been worth it? Or would I just be wasting my money? The guy I found offered quite a few different services: > Pre-Contract Documentation Review • Frame Stage Inspections • Pre-Plaster Stage Inspections • Pre-Handover Inspections > Maintenance Stage Inspections > Pre-Paint Stage Inspections > Pre-Settlement Inspections > Re-Inspections I think that some of the services offered (pre-contract review, maintenance, pre-paint, pre-settlement and re-inspections) do not apply to me at all. So I was jus considering the inspections at frame stage, pre-plaster and pre-handover. According to my calculations it should cost roughly $1300. Does anything think that this is too much? And would I benefit from these three types of inspections or should I just choose one or another? I'm not fussed at paying the $1300 as I think it's better to be safe than sorry. Is there any other inspections people that anyone else can recommend? [sneakersss] Re: New Home Inspections 5Jan 16, 2007 8:37 pm Im with Luke on this one.
but if you do decide to go ahead with the inspections from this company make sure they are licenced inspectors and can show you there licence. there are a lot of people out there inspecting other trades work who are unlicenced and when it comes to the crunch if you have a problem it won't stand up in court if your inspector is not licenced to carry out inspections barnsey Re: New Home Inspections 6Jan 17, 2007 7:32 am Dukekamaya/Luke
Would 'here' be referring to Victoria? Or are we talking about certain councils? I haven't heard of local councils inspecting newly built homes during construction. But then again, I'm not really versed on the whole building thing. Barnsey, I'll make sure they are licensed. Thanks for the tip! Re: New Home Inspections 9Dec 12, 2008 11:35 pm I used newhomeinspection Kevin he is good. We asked him to do final inspection before handover(its about $495 for single storey). There were about 15 defects which had to be fixed so the $495 was really worth it. You have mandatory building inspections and privately engaged building inspections.
