Cheers, Arch Re: Building with Rivergum constructions 49May 04, 2009 11:23 am we paid our deposit on 4th of feb and still have not got a contract i just called them and they tell be sometime this week the same thing they told me last week we have not held them up at all and had our land settled in January before we seen them and wanted to stat asap and got told could have site start in april just getting worry now, that they will do worse if we sign a contract hoping to be in before xmas but not looking that way at all what should i do?????? Here I am again. Word of mouth is their best advertisement? Maybe, but those that have had bad experience with them just can't be bothered to voice it out, for the feeling just sucks. Don't forget... they do word of mouth only too for all their promises. When you insist for it to be written, they would say yeah yeah yeah, they'll do it, but.... None of the promise they gave me got done so far. Just had my final walk through today... things still not complete. I was told that I will have my key next week. They start sept 08, which is 1 month late(maximum time allowed anyway) Spoken to Brett the director, was told it's not going to happen before christmas, will be feb 09. Dissapointed, but still looking forward to feb 09. Contract allowance 240 days, completion date 20 May 2009 Was told today the handover might happen 13/05/09. Still not the end of the story. Sales rep was quick to say you would have the house in 6 months (May 08) still waiting. CSO doesnt reply to e-mails even though you get a read reciept on them. 2 different site supervisors. Had to tell the 2nd one all the issues that were not fixed up to fixout stage (both interior and exterior)after telling the 1st one the same things. Just slow and slower. Target dates are drawn from a hat I think. Sloppy brick work and window infills, poorly placed and finished off roof tiles. poor paint finish in numerous places. have had 2 preliminary walk thru dates. both missed. But the fact here with RC on our construction is, they didn't do anything for say 2 months and try to hurry things in 2 weeks. Anyway, I am well over my dissapointment with them. This will not be my dream home. I'll live in for a few years and then re-build my dream home somewhere with somebody else. I do hope I will have the chance as I am not one of the riches. I still have to pay my mortgage for 30 years. Cheers. Hi Weezer, I find that there was so many similarity between our cases. I had the feeling you have been trying to find reviews on RC and can only find this one. And also have thought of sharing your point about RC before, but just can't be bothered. I did that too. Ok I'll be short. Yes, we had our site supervisor change too. Not on our request. We also have sloppy brick works and window infills and holes on the floor where carpets been laid. Poor paint finish especially outdoor doors and frame. People out there make sure you get this. RC said in the contract that there will be 3 coats of paints for your walls, but in reality they only apply 1 coat is applied. I am sure about that it and mentioned it to the site supervisor. That goes in from one of his ears and went out on the others. We also missed 2 promised walk thru dates too. Only got it on the third one, just because the due date is 2 weeks away. Well...I can write a whole book about their poor services, but I think I better spend my energy somewhere else. Cheers to all. Re: Building with Rivergum constructions 55May 08, 2009 6:22 pm appreciate the info Iamhere, its a pity theres not more reviews on RC, we're still waiting for them to come back to us with contracts, so far we've given them 1500, with the extension of the FHOG we are having serious doubts about RC and strongly considering writing off the deposit and going with someone else, but cant seem to find the right house with another builder, and even if we do, theyve got just as a bad a reputation as any of the rest of them, ive yet to find a builder thats mostly positive, which is a shame because if i do, im sure we'd be able to compromise on the design of the house for some peace of mind. Re: Building with Rivergum constructions 56May 10, 2009 8:35 pm The interior "alleged " 3 coats is a mystery as I was on site the day the painters were there and they did one coat on the walll and they said they were finished. Absolutely did the block over that. Have also pointed out that I want the gouges in the internal concrete ( a result of them firing nails into the floor to hold timber in place) fixed before the underlay and carpet go down. Make sure when you do a prelim walkthrough check above your standard eye level for finish and actual painting of shelves. Take a small torch with you - preferably one with LED light as this throws out a white blue type light and highlights wall, paint and tile imperfections amazingly well. It's clearly stated in the contract. The builder didn't do anything even though we have pointed it out to them. Can we actually sue them at all? and how? Beattun, Unfortunately, I can't advise you on other builders as I do not have experience with any of them. Like you've said, they've got just as a bad a reputation as any of the rest of them. There was a time I drive around a new estate, where not one house is ready yet, I saw a few homes there being built by Dennis Family and the progress seems quite well and the stage those houses are in are very much further than the other builders. I might do more research on them more if I get a chance to build again. There are also builders that use steel frame instead of wood. That really interests me. Don't take my word for Dennis Family for I never deal with them. It's just the first impression I had when I drive past the houses they build. Wish you well. Cheers.
