Just about to make my offer. I think Ive done my home work but would like opinions & expiriances for you guys. Any surgestions as to what to check for. Ive got the Vendors statement in hand. Its East facing, most people tell me North is best why? It will get the morring sun in the main bedroom, could this be a problem? I have measured the block its correct size. It is flat, level, to my eye. I cant see any large rocks in the ground. Easment is at the back 3 m.
They are builing a new house nextdoor how do I know if it will be a double story or single. Can council help me? Is it my right to ask or free public info. It has a sign on the fence with the name of the owner I think, is it polite to ring and find out. As I dont want to be next to a double story.
How can I find out if there is fill on the block, the developer is no longer trading so its a resale thats been on the market for a while. Also the levels of the block (fall). I think I need a survey or engeneers drawing.
Is it wise to do a soil test first before I buy? What will this tell me anyway?
I could put subject to soil test, but I want to go unconditional on the contract to hopfully get it a bit cheaper. Will a soil test show fill, they only drill a few holes so they could miss it in there test.
