we are booked to have tender appointment first, then a week later, colour adn electrical appointment, it doens't seem to make sense to me - i thought it should be other way around. but is this common? doesn't it matter? what should we do beforehand? what issues coming up at tender? (structural changes and?) i want to know how much should we budget for, that's why i would like to have colour appointment first, so i would know how much that will amount for, of course and the electrical, but now hmmmmm....... any suggestions? any advice will be much appreciated! nh Re: PD, colour appointment after the tender appointment? 2Nov 13, 2008 1:00 pm We also had the appointments in the same order as you and we were left guessing about some of the upgrades we chose and some we feared to choose because of $ - during color appt. However with electrical you can know any additional charges during your appt itself.
My main suggestion for your tender appt is to make sure you include all structural changes you want. I would also advice you to drive around to places where PD houses are being built or any house for that matter and take a look to see if there are any structural changes in those houses that you would like in your house. Attention to detail will pay off Have you fixed your site costs? Once you have included all your structural changes make sure they reflect in the contract drawings. we have not heard about the site cost, but they said they have ordered it, when did you get to know your site cost? do we just ask to be fixed after they tell us how much? great advice, i am drafting all the structural changes - honestly what does it entail? somehting like enlarging a window? move a wall? Well, the cost they quote as site cost at tender is fixed. Honestly, I am not sure when you should/should have fixed your site cost. But there is nothing much you can do about it. Hope it is well within your budget
Structural changes can be moving windows, increasing ceiling height, width of fridge space,garage size as u mentioned and may be a roller door your garage are a few i can think of now. thanks again for your advice, it's good to jot my brain a bit. we are building Brokkvale 50 ( and perpared to do floors - tiles and carpet - after handover) fridge space is the one i am pondering on. the exsiting one wil be 90cm wide, and the sales man told me if we want to expand to 100cm, it will have to move the wall?! as it is adjacent to the pantry wall (i am not convinced, but who knows), so it worries me as i think it would cost a lot if we have to move a whole wall! yeah, build in vaccum duct is a must which house r u building? nh Re: PD, colour appointment after the tender appointment? 7Nov 13, 2008 2:04 pm We also have the same order of appointments with most of them running through December and January. I agree it is weird that the colour and electical appointment should come before tender but they must have a reason for it.
About site costs, since our land will be titled next year PD gave us the option to fix the site cost without waiting for the results of the soil test. Its a risk but then it goes both ways. The other option is to wait for the actual soil test to be completed and base the site costs on the results, which is generally what everyone does. Strucutral changes - yeah, anything that affects the size or placement of walls, roof, etc. should be in before you go for tender. Do you like your CSR? We had our tender before our colour and tile appt's too. They said that it was because they were all booked out for colour and tiles appts before our tender...oh well We did lots and lots of trips to hopetoun and added most of our colour/upgrade selections at tender (cos they can tell u prices on the spot, as opposed to hopetoun where they dont have prices..go figure ) Anyway, as someone pointed out to us, by doing this ur deposit (cant remember how much %) that u have to leave at ur tender is bigger cos obviously most of our upgrades where in it...(didnt matter too much to us cos it was all on my trusty little cc...hehehe...reward points galore! hehehe...oh yea, but downside to cc is that they put on the 2% (i think) surcharge...which they didnt tell us! so at contract we paid direct deposit) So it's really up to u whether u want to take that avenue really...but having ur colours after ur tender isnt much of a big deal (sorry for the long winded post!) And yes, structural changes are the most important at tender...stuff like adding in windows and moving walls....we had to do both after tender, but that was because of our estate covenents... good luck! I wanted to know the costs at tender so I just rang up Hopetoun and made an earlier booking so i could do the colour selection first

we also had our appointments in same order as yours. We dealt with north office as well and our CSC is K S. Yours is KS as well? apparantly there are 2 K's in that office. Coming back to your question of increasing the fridge space, we did it too, we increased the width from 90 to 100 and we also got the depth increased from 65 to 75. And it was fro no charge for us. Nope, K isn't our CSC... Yea, at tender they should be able to tell u how much upgrades and stuff are (as long as u know what choices ur after ) The $$ does go quick! hehe all adds up fiance was very quick to point that out to me! hehehe Um..the biggest things at our tender were site costs, our extension to the alfresco and extensions to our back bedrooms. In terms of upgrades, the biggest upgrade was probably our waterfall edges and maybe the brick infill above the garage (i think)...actually it all adds up... Yes, you can definitely still change colours after tender. You can probably change colours up until u start building! hehe..Its only structural changes that u cant do after tender. Waterfall edges for us was quotes at about $1500 for 40mm to both sides hope that helps.
