Once the actual build was done what did you find you had to add that you hadnt thought of?? What was the final tally of costs after handover. Here are the things I have thought of Carpet (we will get ours done after) Air conditioning Driveways Pathways (front back and sides of house) landscaping and plants mailbox window fittings Towel rails and toilet rails decking for alfresco rainwater tank tv antenna and connections Hmm I am sure there are more I am forgetting. If I missed something feel free to add it!! the following are approx costs for a 35 sq home. should be a fair guide though Carpet + Flooring $16K Air conditioning $15K Driveways $5.5K Pathways (front back and sides of house) landscaping and plants + retaining walls + mailbox $25K window fittings ? Towel rails and toilet rails $1000 decking for alfresco covered in landscaping rainwater tank $8000 tv antenna and connections $2000 Flyscreens - approx $70 /window Re: What was the cost of finishing off your house aftr the build 14Nov 10, 2008 11:19 am l was told with regards to landscaping, to allow 10% of the value of ur house towards it! this includes pergola, decking etc! that is def something that you can do over time anyway!
On top of the connection for the house, remember conduit for the telephone line, do this before you lay driveways and path, most builders don't inc this and if you don't do it before you lay cement it can become quite closely! That is about $300 to do! Also conduit for any outdoor lights you want set up, do that now. l guess another expenses is outdoor lights and water features etc. Those things can wait anyway! The conduit best to do it now! Also security doors/ or mesh like fly screens for the doors! Alittle something we added to our budget was deco stuff for the house, nothing a trip to Ikea can't fix! Rainwater tank - $8000??? If these are the costs, you are much better having the builder do them, as most of them should be about half of the prices you quoted. My 10,000L rainwater tank required by council is going to set me back around $12 000! Building Standards; Getting It Right! Don't think they are designed for double brick. WA has a particular way of building and unfortunately that's the way a large amount of sills are finished. 3 7006 The last home I lived in didn't have a pool and when i went to sell it the agents were not happy, even telling me to put one in to sell the place.
