Browse Forums Building A New House 1 Jan 12, 2007 10:33 pm Hi, I've just bought land in Brisbane, and am trying to find a builder. Can anyone give me some info on the reputations of the following builders (in my order of best value for money without taking into account quality - yep I've done a nice spreadsheet)
Tamawood Coral Homes AV Jennings Orbit Alliance Plantation Metricon Clarendon Thanks for the help ! Builders Reputations 2Jan 18, 2007 11:03 pm I'm from Perth so only know of one of your companies, but i have just built my 2nd house and have learnt a lot from friends who have also done the same. Be aware of places that promise you the world, or keep emphasising how easy it is to make heaps of changes - a friend in the industry said that they get paid approx $1000 for every change that they get you to make!
The best thing to do is to go to a housing estate with a lot of homes nearing completion - most of the homes will have the companies signage on the property and you can ask the new home owners how they found dealing with the company - did they stick to schedule, are they happy with the quality, were they kept informed, and would they build with the same company again. I could write heaps about building houses and go on and on and on - it's one of my favourite subjects so message back if you would like more info. Hopefully once a few more Queenslanders have left some reviews BB will be able to help you JimmyJimbo, Unfortunately the only review so far is for AV Jennings - and in the end the people purchased established! All the best with your selection, and in the end it may well come down to who has the design you like - unless you get your own architect. Regards Re: Builders Reputations 4Jan 23, 2007 12:16 pm HI jimbo,
Well we decided to go with Metricon homes as we had family in VIC that said they were good. We were tossing up between them and plantation and decided to go Metricon as it was easier to change the downstairs layout then modify upstairs of planatation. The customer service we have received so far was good , sales was excellent (but what else there sales right ?) but be very aware of what is a standard and what is and upgrade. The "luxury" upgrade package was good value but when you go to "studio M" to do your finishes it can be quite daunting if your not aware of whats standard. especically lighting !! All displays have nice downlights etc but these are $80 a throw and your only allowed 1 as standard . This i'd imagine is the same across the board. Also once you sign that contract it's $250 to change internals and $1000 to change structural modifcations so make sure you have it right. We had a few issues with council regulation changes which wasn't anybodies fault and Metricon waived the admin fee but we still had to pay for resubmission. We start building 9th feb and it's taken awhile to get here (4 - 5ths) due to the changes and christmas so i'm not sure if thats good or bad. Council took 6weeks. All in all up untill now they been okay , if it wasn't for these bloody variations . i'll post comments once we start construction if you like. Current rating 7/10 . Best of luck 5Jan 26, 2007 9:59 am Hi Marshy
Sounds like things are progressing well. It will be interesting to hear how you go over time. Sounds like you have reaslistic expectations and know the cost to change things. Although it may be rare, the builder may also have a clause in their contract to decide whether to make the changes you want. I have heard of one story where the builder refused to make what was a reasonably simple change, so you might want to get all your changes sorted early!
