Its been a while since I have been on so thought I would send you an update on the build of our Georgia Spa at The Settlement, Golden Grove. Well, since I was on here last, our block as been cut...we made the decision to build the retaining wall before footings and slab goes down so that is due to be done next. Bad news is that we are apparently building on Uluru!! We have hit major rock, it has cost nearly $7K so far to drill it out, just to get the retaining all in - so not happy about that. Don't even want to think about how much its going to cost in drilling costs to get the footings/slab done.... Has anyone else hit bad rock???? I guess the positive is that our house will never shift! Just seems like this thing is taking forever - when you watch other people build it goes so quick, but when its you its so slow!! Re: Building in SA! 3829Oct 19, 2010 10:24 am So sorry to hear of everyones frustrations. We were delayed an extra 3 months due to admin incompetance. However as soon as we began building we were given the site supervisors details and I have to say that he has been fantastic. No matter how many little things we ring him about he's always cheerful and says he appreciates us letting him know of things we pick up on and he gets on to them. Finally we have some action at our place, roof is finally fully capped, brickies have finished all the walls (still waiting on them to finish window sills & portico piers), insulation is in and gyprock is on, materials for the eves has been delivered as have cornices. So it finally looks like lock up is looming and we really will make it in time for xmas. And as a double bonus someone made a boo boo and accidentally insulated all the internal walls of our house!!!!!!!!!!! So we are very happy with this weeks progress. My preference would be for the roll-out turf as you can use it straight away (ideal when you have dogs) and I imagine you’d use a lot less water as it would establish itself a lot quicker than seed. If you're going to do it now, it might be a better choice before the hot weather hits. Actually while you are here- we are planting our front lawn soon but want to run a conduit for electrical wiring underneath first (so we don';t have to dig up lawn in the future) for an automatic front sliding gate... can't remember your area of expertise but would you have an idea what depth to run the conduit and an appropriate type of pipe to use? I'm thinking the deeper the better from a safety point of view- but shallower the better for effort! Also worried about hitting ETSA underground wiring which runs under there somewhere! We find rubbish in our house everytime we go there, and cigarette butts in the house. We're trying to clean it up as we go, so that we're not left with a huge mess at the end of it. No doubt we will be anyway. well they did the "clean".. we could still see crap all over the site so we asked them to do it again.. asked for it to be done properly- looked better but now we are discovering stuff just under the surface lol! can't say we are surprised! Re: Building in SA! 3839Oct 19, 2010 1:12 pm Theresa ::angry:: I need to vent…I’m still waiting to get a ‘final’ front elevation drawing from my builder and it’s been 5 weeks since I signed the contract. Is this normal??? On the night that we signed, the salesperson said he’d been thinking and suggested a new elevation. He'd already added a portico which we weren't in love with so we were open to new ideas. His suggestion seemed much better than what we had so we agreed to change it. He hand drew it that night and we signed it saying we wouldn’t make any further changes. So I thought I knew what my house looked like and I assumed I would get a ‘final’ drawing drawn by a drafter within the next few days or when we receive a copy of our contract. Well, we did receive the contract but only with a copy of the front elevation that the salesperson had drawn up for us on the night that we signed. A couple of weeks ago, I called the salesperson to see what was happening with the drawing as I thought I would’ve received a ‘final’ copy by now and he said that the drafter had suggested some changes to make it look better. The salesperson said he agreed with these changes and said he would pass by our place and show us the changes he was suggesting in person. Well, that never happened. So I waited a week and called again this afternoon to see if the front elevation drawing had been finished and he said ‘yes’ and that he had it in his car and would pass by earlier tonight to show us. Well, that never happened either. No phone call to let us know that he wouldn’t be coming. It’s very annoying as up until when we signed, when we requested a change to the plan or front elevation, the turnaround time between the salesperson getting the drafter to draw it up for us was within a week. I guess the moral of the story is to get everything drawn up properly before signing anything as once they have your deposit, good service goes out the window!!! And to think that I actually cleaned up my son’s toys and DH cleaned the toilet for this guy to come past only to not show up! I don’t think I’m cut out for building I don’t like chasing people up. I feel like such a pest but this guy just leaves me no choice. No doubt he won’t call tomorrow and another week will pass. Hi Theresa, we are also building the Monaco with Fairmont as you know. We signed our contract in October last year and building only started in about May this year? Everything was verrrrrrrrrrrrry slow to begin with so I know what you are going through and yes, it can take a few weeks for any amendments/variations to come out to you. Have you tried going in to see the guy in the office on the weekend at the display village?? He can't really run away from you then or fob you off. The end result will be worth it Now that the waiting part is over and we have started we are considering building again but would only be for investing and then we figure we wouldn't care so much cos it wouldn't be OUR home ....
