Re: Building in SA! 2765Jun 01, 2010 12:16 pm Nathanial oh lovely! we had some issues in the first stage of the build and were assured numerous times by Fairmont that F would call us....nothing.....months on and again "oh hes very hard to get hold of, send him a message and he'll call you back" ?!?!?! yep....been 2 days now lol and no response to the messages. I dunno, if he's so hard to get hold of, maybe Fairmont need to hire another SS so they can lighten his load a little? Keep ya fingers crossed for us Hi, also building with Fairmont and never had an issue getting hold of our SS. Re: Building in SA! 2766Jun 01, 2010 12:23 pm vid As far as getting down lights installed after be aware that cutting the holes is a bit more difficult when painting has been done, we had my friends who are sparkies do the cutting but they said they would NOT do them if painting had been done. This is because they can see where the timbers are much easier and they are also able to put a string line mark on the ceiling. I had downlights installed after handover in my previous house and the electricians didn't have any problems. I didn't have long straight lines of downlights though. The only issue was where there was light fitting already placed where I didn't want a downlight (I bought the place after it was almost completed so didn't get to choose where things went). Re: Building in SA! 2767Jun 01, 2010 12:48 pm Musta been your fingers crossed guys, just got hold of Frank, Lovely bloke, has addressed all the issues id brought up with him, and even brought up a few of his own that he said he's going to have to fix (nothing too serious though) much happier after speaking with him! Also said that a whole heap of houses in our area are going well ahead of schedule, said that we are more than a month ahead, possibly we might be done in a bit over a month (or substantially done) so pretty cheering about that!! Re: Building in SA! 2768Jun 01, 2010 1:48 pm Thought I would give you a quick update on things. Wiring for forst fit electrical seems to have been done. Concrete steps went in today for the splits, they look really good. The brikie seems to have gone missing, he was there weds and thurs last week but have not seen him since. Cheers Hoff. (I'm lacking motivation at the moment) Re: Building in SA! 2769Jun 01, 2010 4:20 pm Yee haa Practical Completion done today Keys Friday Quite funny walking in, realise it is simply cement, bricks wood and paint and the work now begins to turn it from a house to a home. My prediction for Day 1 of moving in (all for the greater good of making it a home) 1 - Bang walls, scrape paint 2 - Kids fingerprints all over the place 3 - Drop something on the new floor, small dents 4 - Liberal doses of mud from coming in and out 5 - Crumbs on the kitchen bench 6 - 5yr old argue with 10yr old, addy goes and hides because he is tired aaah, feels like home already Re: Building in SA! 2770Jun 01, 2010 5:48 pm Good onya Wombat. -good attitude- very cute. Your'e so right! After all the quest for perfection ,our houses are going to be our homes and WILL get dirty and lived in. They are not the display homes we have looked at. Sigh! Those of us waiting in the wings are wistfully happy for you. Robinred we are having half upstand half flat bench for our house too but flat bench for the selling one as it is more contemporary but not as practical. I would love it but this will be somewhere to put stuff as the kitchen (house ) is TINY but all that would fit on the block. Tomorrow is THE DAY . Our selections appt. is at 9.30am. I am taking a very knowledgable friend as hubby is not interested but happy for me to do it.2-3 hours later it will all be over-I think I am very prepared but I'm sure I'm in for some surprises I haven't thought of. I took the day off today as a tile I chose for the bathroom took me into the next upgrade range. (Same tile- slightly diff . colour- same price at Beaumonts!)and I am required to pay $580 for the privelige of having more choice so back to Beaumonts and Laminex but got it sorted. It will be lovely though. Looked at lovely lighting too. Sore neck!! So many lights in a house your'e not aware of. The assistant and I kept finding more. What about the laundry..toilet...pantry etc.? I don't think we'll have downlights. Except the mandatory 3 pendants over the kitchen bench which is a good idea and looks good I think..Thanks for 'listening' . Hope everyone is going well at their different stages. Started at last!! They either dont know how much trouble it causes or dont care! We brought our land at GG and it wasnt subdivided and we got charged 5k land tax, there were about 15 of us that got hit with that bill but thats nothing compared to you Will you be writing this letter to Revenue SA, maybe include in the letter some email trails that you got from them stating it would be subdivided earlier? So it shows its at no fault to your own??? Yeah I don't think they care. I bet your 5k land tax came as a surprise. I'm not sure what to do. Both Hickinbotham and our mortgage broker have said not to contact Revenue SA until we have council approval and know when land settlement will be. That's not likely to be for another couple of months. It just seems like we should be contacting them now. We haven't got anything in writing saying the subdivision would happen earlier, but I have got something saying that everything was on track for us to have our slab laid within the required period. I suggest you contact Revenue SA. They will post you out a list of evidence that you need to compile. They won't help you over the phone and you won't know if you can get the grant until the slab is laid. Good luck. I lost my access to the grant through a unscrupulous builder, along with my $5000 deposit, so I wish you lot's of luck! I got the impression that you can get the grant if you have good evidence about delay not being your fault. Re: Building in SA! 2772Jun 01, 2010 7:03 pm velcrogeorge I suggest you contact Revenue SA. I think we have what we need, except for the letter from the builder outlining the delays and when things are likely to happen. They can't give us this until we have council approval. On a bright note, we have passed the first stage of council approval. Only 2 stages to go. They reckon these will only take 2 weeks each, so hopefully by the end of June we'll have approval. contract signed: Nov 09 Released to Construction: 23 Jul 10 Slab poured: 9 Aug 10 Frame completed: 30 Aug 10 Windows & Gutters: 7 Sep 10 Bricks: 15 - 23 Sep 10 Roof: 24 Sep 10 Gyprock: 20 Oct 10 Lockup: 25 Oct 10 Kitchen: 27 Oct 10 Tiling: 6 - 9 Nov 10 Painting: 17 Nov 10 Carpet: 30 Nov 10 PCI: 15 Dec 10 Handover: 17 Dec 10 https://forum.homeone.com.au/viewtopic.php?f=31&t=35943 Re: Building in SA! 2773Jun 01, 2010 8:37 pm Nathanial Musta been your fingers crossed guys, just got hold of Frank, Lovely bloke, has addressed all the issues id brought up with him, and even brought up a few of his own that he said he's going to have to fix (nothing too serious though) much happier after speaking with him! Cant wait to see piccies Re: Building in SA! 2776Jun 01, 2010 8:51 pm Hi all, I've been offline for a couple of days. Sounds like everyone is going well. I've had a bit of burnout after last Fridays selections. We've got Clipsal on Friday. DH did decide to change the front door and I'm considering seeing if I could add a couple of glass cabinet doors to our overheads in the kitchen. Apart from that all is well. BTW Jessie, I was so overwhelmed with making selections I forgot to take photos so it will be a surprise when we remember what we selected. Handover February 2011 Happy with our home Re: Building in SA! 2778Jun 01, 2010 9:12 pm robinred55 Hi all, I've been offline for a couple of days. Sounds like everyone is going well. Selections take a lot of you and considering you were already sick some rest would have been nice. Thats good to hear Yeh thats the last thing that was on my mind hahaha. I went back afterwards Re: Building in SA! 2779Jun 01, 2010 11:45 pm Andronicus wombat Got a great price on an LG Ducted Reverse Cycle. An LG B48AWY (inverter, single phase power) 14.1kw Cool / 15.8kw Heat / 8 Outlets 6 Zones (Kitchen/Family/Dine =1) $10,170 less $500 for payment within 3 days (so $9670) + free 22” TV. Wombat Good price. Did you upgrade to the deluxe controller (the sexy touchscreen) or keep standard? We have the next size up - B55AWY, 10 outlets, 6 zones, 2 x deluxe controllers. The only thing I don't like about the deluxe controller is that it only controls 4 zones, so you still need the zone switches. Andronicus, can I ask how you use the zone switches with the deluxe controllers? I don't quite understand how the two controllers and zone switches would operate together. (Probably an idiot question so please humour me!) Thanks, Jim Re: Building in SA! 2780Jun 02, 2010 8:04 pm It sounds like it's been a bit of a quiet week or like Hoffdog, people aren't feeling very motivated. We managed to change our front door selection so hubby is happy. I'm now thinking about calling the cabinet makers and seeing if we can have a couple of glass doors on our overheads. I intended to do this but got overwhelmed by the $400 bin cabinet and forgot Friday (our usual selections day) we will first go and look at some built in robe places. We're considering one of those 'study in a robe' thingy for Geoff's office. Then onto Clipsal which is where we will spen the most $ compared to our modest upgrades. Tuesday morning we're off to Rossdale for our formal selections. I do have a hard time wondering how they can expect you to make decisions if the don't have any prices then. For example, we would like to use Santorini Random bricks for our facade. Can they tell us how much this will cost? No, it will have to go to the estimators to be priced up later. So at the end of the day you make decisions to have things that you're not sure you can really afford because they can't or wont tell you how much they cost at selection. Is this anyway to run a business? Should be interesting. Handover February 2011 Happy with our home No idea about the driveway question, but your price for a house that size including landscaping seems very good! 1 24844 No, not yet. It’s currently being assessed by our building surveyor 4 21565 With that sort of soil type if you ask for a design to include piers then I would also include void formers. That way you should reduce the chances of settlement and heave. 7 22349 |
