Re: Building in SA! 2733May 28, 2010 4:47 pm OK, of course lots of last minute stuff to do given we will have keys around 8 weeks before we expected. Some advice/guidance please 1) Downlights If I supply them, what can I expect to be a reasonable proce to install them (battens already in place) 2) Freestanding cooker Gas and electric. Electric easy, plug it oin, what could I expect a Gas plumber to charger to connect 3) Canopy Rangehood Who actually installs those? Do I need a sparky to connect and if I do will they actually install it etc. What could I expect to pay? 4) Splashback An area we've neglected but will either pick simple white tiles and get a tiler at $40m2 to install (only have 2-3m2) or get a stainless steel one. Simplicity says tiles, let tiler do cutting etc. I assume for the sake of easy tiling that I install cooker, do tiles THEN do rangehood right? I'm sure I have another 50 questions. Keep well Wombat Re: Building in SA! 2734May 28, 2010 5:42 pm wow that is a fancy air conditioning controller! Wombat, sorry cant really help except to say we had a stand alone oven installed about 6 years ago and had to get the gas plumbed to it and from memory it was about $600 just for the gas guy.. I think we were ripped off though. I hired this guy to do something else for us recently and he charged an extra $20 coz he had to carry his materials 15m from his car coz there was an earthmover in the way of where he wanted to park.. always had a bad feeling about him from the first time but then when I called him in just recently that sealed the deal! (problem with keeping business cards and having no recollection of who they were!) tiinana2b re; the tree, i agree, the arborist even suggested they may be concerned about liability and branches falling on the house or someething, but definitely they are concerned about the impact that the house will have on the tree! I love trees, I really do but.... Re: Building in SA! 2735May 28, 2010 7:18 pm Hi all, We had selections at Harvey Norman Commercial where we chose our oven (with separate grill), cooktop, rangehood, doors and door handles. That was lots of fun. Then we went to Walls Bros. for kitchen and cabinet selections. I think we came up with a good compromise. I wasn't happy to have a full breakfast bar (which hubby wanted to hide junk). So we have a breakfast bar type screen just covering where the sink is and the rest is open. We ended up selecting the expensive $400 bin drawers and drawers for the pantry. The 2 banks of pot drawers all came with soft close drawers so I was doubly happy. The fly in the ointment was the double basin in the ensuite. It isn't a huge vanity and it came to light that there is only going to be 1300mm between basins and on each sides. I was ok with that but the selection consultant wasn't sure we'd be happy. Guess what? Got home and measured our present ensuite cupboard only to discover it had 1400mm each side of basin. We've managed fine all these years with that. Plus I still get to have my Leda Vasque basins. We had fun today and so we should when it's taken us almost 7 months to get this far. Hope tpin and family is doing ok. Bricking had been going on at our place, and the bricks look awesome and go so well with the roof, mission accomplished. Gonna take them a while to brick i think. I have been on a yr 9 school camp all week, tough gig, hoffdog is tired-dog. Re: Building in SA! 2737May 28, 2010 8:16 pm I thought things were quiet from your corner Hoff. Have a restful weekend. I wonder if you have the brickie that tpin had? 1 brickie= 1 month of bricking. Handover February 2011 Happy with our home Re: Building in SA! 2738May 28, 2010 8:48 pm Wow! Just read about your troubles tpin and you have my condolences. Stealing appliances is one thing, but to spill red paint everywhere is more than annoying. I hope you can get everything sorted quickly and and as painless as possible. Great to hear about the bricks going up Hoff. Ours are scheduled to start mid next week,so we might end up overtaking you. Robin I found Harvey Norman great fun too. Our little one had lots of fun running around whilst we picked things out. The salesman was also very helpful too. Re: Building in SA! 2739May 28, 2010 11:05 pm I'm sure at some stage in your life you've thought 'what would it look like if i drive down this street a little, sit in the car and put the optical zoom to maximum, position it so that the neighbours (across the street) moss rocks / trees are at the bottom and take the photo through the windscreen...?' Well wonder no more... Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The windscreen does terrible things - next time i should get out of the car. However, it does help imagine what a garden would look like. Re: Building in SA! 2740May 28, 2010 11:37 pm Gday guys .. Hoff mate .. I just hope your bricky is not called Al .. from what you have told me I will be feeling your frustrations in a months time We want to thank everyone again for your kind words and support. It has been a horror week for us and one which i would not wish to endure again. Update. The kitchen guys belive the kitchen can be cleaned. Next week the kitchen will be put right (this time without appliances until after handover 1-2 days after). they will clean what they can and replace the rest. New splashback tiles will be installed and any damage to gas fittings and plumbing will be rectified. We are looking at possibly a week or two before handover which sucks because our lease here runs out on the 10th Early next week security will be installed. this includes night vision video survellance covering the entire property and all entries to the property, motion and impact sensors throughout. We will feel better once this happens just not in the hip pocket. once we move in ill enhance that security with roller shutters to all windows and sliding doors Rossdale Homes "Houghton" Sovereign specification go upvc window frames ensure insulation under colorbond. not just sarking, lighter color roof also not sure if you have seen this viewtopic.php?t=5823 last couple of pages… 4 110799 Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 11129 |
